Also OP, those flats, esp the 1 beds are often bought as week day crash pads. I wonder if there’s less demand now people are likely to work more hybrid?

I’ve noticed Shad Thames is less expensive and I’ve assumed for the same reason (used to live there and always keep an eye out)

It's a great area and the proportions are good, it's very light
I think the lease is the main issue and being viewed unfurnished -people really struggle to define spaces. Might be worth staging it?
I wonder if it's worth getting a quote to revive the original kitchen as that would be a real feature.

Going against the grain, I would love to have a cool 1 bed in the Barbican! I dislike the AI photos, but really like the vibe of the rest of it.

Just need to find somewhere to put the DH and DC...

It’s a listed building so you are constrained with the work you can do in those flats, too.

I was surprised to see the price vs. the shorter lease!

Because it's a leasehold with very low number of years left on it and leasehold would be very expensive to extend. The service charge is crazy high too. It's also ridiculous money for a 1 bed flat. I can buy a 4-5 bed house with large garden for that amount of money less than an hour from London in an area with good schools. Why would anyone bother spending that amount of money on a 1 bed flat?

As I said before it’s hardly a like for like comparison. Someone looking for a 1 bed flat in the City is hardly going to be comparing it to a 4 bed house near schools in the sticks, it’s a pointless comparison

The price is already about 200k less than comparable flats with longer leases.

Interestingly, a one-bed sold last year for 720K. Seems very up and down.

Try selling through The Modern House who specialise in this kind of property. There will be buyers out there who would appreciate this flat and the original kitchen. Although as others have said - do something about the lease if possible.

Maybe the work on the museum of London site is putting people off.
Did I hear something about another refurb on part of the estate - theatre area?
Are the annual fees going up to cover a 50 year revamp? Looking understandably tired in communal areas?

I'm happy to suffer it if you want to lend. Would adore a summer in the Barbican

Yes its highly prized and lauded. By people who love ugly things and have no taste or discernment for beauty.

The trees are nice so I'll give you that.

just spent an interesting 10 minutes reading about the Brooke Marine kitchens that were fitted in there. Shame it is looking very tired, as sounds like it was a very functional, well thought out kitchen.

I think the first picture makes it look like a fancy, ready to move into property. The second picture will put those looking for a finished property off. The first picture will put those looking for a doer upper off. I'd ask them to retake the pictures without adding AI.

Landlords are bailing out in London and there is an excess of supply of flats. Prices are falling. Nothing is selling unless it is very cheap or very special.

The kitchen needs updated or at least dressed or painted to appear more attractive. No pictures of the bathroom the wc or the built in storage wardrobes reported. It says view overlooks gardens but irs not clear what the view is. IMO its over priced for a one bed second floor flat with high service charges but I appreciate I dont know the area. It would have been better to try and get images when it was a bit more "dressed" to give the buyer an idea of potential

I used to own a Type 20 in the Barbican (it cost me £120,000 in 1997...). It is, or at least was, a fabulous place to live. Even then the service charges were £2,500 per annum and I was hit with a £10,000 bill after a couple of years to fix the lift as there's no sinking fund. The first thing I did, though, was to replace the kitchen. The Garchey (waste disposal unit) in particular was disgusting. The Bathroom was white tiled all over, and the flats all have underfloor heating so it was lovely to walk in there in the morning. For those who don't know the Barbican, yes the brutalist architecture can take a bit of getting used to, but the flats inside are superb - you never hear noise from other flats and they are light and airy. The landlord is the Corporation of London, i.e. the City of London, who maintain the grounds well and you also have the Barbican Centre on site with Cinema / Theatre / Concert Hall / library etc. It's within walking distance (well it was for me 30 years ago) of Soho / Mayfair / South Bank etc.

The building us hideous, as a Londonderry I've never really liked it or understood the fiss tbh.

But the kitchen needs £££ spending on it

No pictures of the bathroom so can imagine that also needs £££ to renovate

Balcony looks an absolute mess

Lease is too short, most mortgage companies want a minimum of 100 years

Service charge is extortionate

The flat is over priced for a 1 bed that needs a lot of renovation

Others in the block go for more but have better pictures and are renovated

As others have said, the short lease and massive service charge will be a big issue.

But I'm pretty sure there are quite a lot of rules about living at the Barbican. Things like not being able to update the kitchen to any style you like and no pets. So not having control over what you do in your own flat and never being able to have even a cat will also put people off.

The photos are dull, although there's not a lot to take photos of, to be honest. It looks to me like they took a couple of pictures and then lost interest. Either they forgot to take a photo of the bathroom, or they did take one but haven't used it. One can only wonder why. No wonder it isn't selling if the estate agent is that bored.

The views out of the windows aren't particularly great either.

The prices paid for comparable flats in the same block have varied substantially even in the past year. Do some have much better views? Are some floors favoured? Can't see why it wouldn't sell but I also can't imagine spending so much on a one-bed flat. As always, drop the price.

^ This. Yes it’s the Barbican, but it’s still too expensive for what it is. The market for prime central London flats is not just stagnating, but on a precipice, with lots of oversupply. If you want to sell quickly, extend the lease and even then drop the price.

That kitchen looks like it belongs in a 80k flat on a rundown council 1960s estate, not an 800k flat. We had those kitchen cupboards in a house we moved in to in 1989, I thought they looked dated then. The view from the bedroom is awful, I couldn’t look out at that every day.

Things going for it - it’s light and airy, balcony space, shared green space, views, potential for a second bedroom / study and it’s a fantastic area. It’s perfect for brutalist architecture buffs.

Problems are as others have already suggested. The picture of the shared gardens and kitchen are not very flattering. Maybe some people don’t like a separate loo next to the kitchen. If it is listed, it may be a pain to make any alterations. No parking included.
