House in Croydon (greater London). I like the look of this house but the pictures feel so incomplete, it makes me wonder if they are hiding something?? What does the rest of the master bedroom look like? Where is the washing machine? What’s that small area off the garage? What is the store? Also, does the garden seem small for a 5 bed house? I’ve seen others in the area with much longer gardens but this one is wider so… 🤔

I know I could go and view it but I don’t want to waste my time!

FWIW IMO...

What lifestyle are you looking for? Do you want a house dedicated to children or a house for a family? "Playroom" and downstairs bedroom looks more suggestive of what was once a self contained granny annex that is now a house where a "senior" kid has autonomy.

Small breakfast bar but no dedicated place to eat. I wonder if the "reception room" was originally the dining room and the "hallway" had an internal wall that has been removed as the bay window and overall size of that room makes no sense for a house before the kitchen extension.

"cramped" main reception room as a result. If you do entertaining then the locus becomes either in hallway or in kitchen If you don't use the hallway then a large part of the house (and your £1m) is being wasted..

Is the nook in the entrance hall? That in itself looks like a reception room, rather than a big standard entrance hall. Worth a viewing perhaps.

'Croydon' puts me off 😂

That part of Croydon means you will become friends with the 2 commuters who park across your frontage each day, leaving you only your own driveway with (realistically) space for one car only.
The garage looks typical 1930s era, so far too small for a modern (width) car

I already live in the less desirable local area 😂so this would be an upgrade from our perspective. Only 1 car.

Lifestyle, the smaller but more numerous rooms in this house compared to a similar but lower priced house on a parallel road works for us as there are two of us working from home part of the week and we need space for two good office set ups. We also prefer the fact that this isn’t a through road, so immediate road traffic would be very low although appreciate it’s right next to a busy main road. We have two older (but pre-teen) children, play room could be good as a music room for us. We like to entertain and also frequently have family stay over, which could happen more frequently with the convenience of the downstairs en-suite bedroom (which we’d be happy with). We like the area and happy to benefit from the lower prices its reputation affords compared to other outer London areas 😁

But how do you know there are two commuters who park there every day? It wouldn’t surprise my but I’m intrigued to know how you’re figuring these things out.

Someone mentioned the tram - it’s not close enough to this road to cause a disturbance, but the local stop is close enough to be very convenient to us in both directions.

Looks like a lovely house OP - i would view. In due course i would change the kitchen to something with more character - or even getting it painted a nice colour would work.

  • first tram stop for commuters coming from the east on main road.
  • free parking bays nearest to main road have cars. Those further down don't.
  • you and the neighbour on the left are the only 2 in that stretch that do not have multiple off road parking capacity so don't need on road parking.

I am familiar with both a bit further out (West Wickham) and Croydon centre itself.

Our neighbours bought their property in 2023 - selling now. They realised they just resented the mortgage commitment, nothing wrong with the house. Could be similar?

The bit behind the garage is an outdoor shed, visible in pic 7.

Love the wooden parquet floors. Garden looks big, I would be interested to view and listen out for traffic / tram noise.

Lots of lovely parks in that area and surrounding.

Gorgeous house and garden, shame about the awful mortuary kitchen and it being in Croydon. £1M seems steep. £900,000 perhaps.

Really, really don't like the kitchen though, but it's a decent size. Like the garden too.

I'd have to change the name though, because I read years ago that "Rose Cottage" was a euphemism used in hospitals for the mortuary. No idea how true that is, but it stuck in my head anyway.

The Area360 add-in for RM on Chrome. It throws up a lot of additional information for each home on a RM listing including things such as flood risk, noise rating (this home is very near the A232 in London).

People will advise you to do your own research for any particular property rather than trust the 360 data, but I use it to initially screen out any possibly problematic properties. I don't mind losing a few potential candidates in order to gain greater confidence in the remainder I check out.

Sorry but have to laugh I just had a look at our house on this and it has a 'low flood' risk. We've flooded twice in the past 18 months. I'd take it with a pinch of salt.

I know this location very well. Its not noisy at all and is in a very sedate part of Shirley. I'd go and see it. My friend lives nearby and has the same fireplace, its lovely. I think its a really nice house in a nice area. The A232 isnt that busy outside of rush hour (I do the school run here) and the house isnt the one on the corner so I doubt the road nouse is significant. Its not near a tram stop at all, is the other side of the road and further away.

I'm sorry about that. I'm low flood risk too! But the home is elevated somewhat so there really is little risk to the property at all.

Local knowledge trumps all. But with any flood risk indicated I'd avoid in future.

It looks very nice to me, worth a visit to suss out a few questions: what about the "Playroom"? no picture of that room. That corner of the house could be a useful self-contained unit if you have need of one. The "Hall" with the parquet flooring is a bit weird. If you look at the floorplan, it looks like the front door opens into this area and the pictures suggest there's nothing in it but that Inglenook type seating arrangement and a single armchair? I would want to remodel that. Personally I don't like the Mock Tudor beams or the snazzy wallpaper, but that can be changed. Croydon?? Go see it.

It has double glazing therefore you shouldn't experience hearing any noise especially when the property isn't on a main road, unless you have noisy neighbours.

I love the house, except the kitchen which is just boring! I have no idea what the area is like but I love the house, and if it was in my area (and I could afford it) I would snap it up.

Love it - unless there are big drawbacks I’d buy it.
Its an ‘Arts and Craft’ house similar to my house in a lot of ways, although we’ve made sure we kept all the improvements in keeping with the style of the house - as a lot of pp have says the kitchen doesn’t suit the house, but you may not mind that.
