House in Croydon (greater London). I like the look of this house but the pictures feel so incomplete, it makes me wonder if they are hiding something?? What does the rest of the master bedroom look like? Where is the washing machine? What’s that small area off the garage? What is the store? Also, does the garden seem small for a 5 bed house? I’ve seen others in the area with much longer gardens but this one is wider so… 🤔

I know I could go and view it but I don’t want to waste my time!

It's a lovely house with good floors, original features and worth a visit I think. The kitchen isn't my taste (too grey) and its location wouldn't be my choice but if I needed to be in that area, I'd definitely have a closer look.

I think it's charming! The idea of photos is to give you an idea of the property and to entice you to book a viewing - I think it does that.

I don't know the area at all - but purely based on this listing if I have the budget I'd think this was worth going to see in person. Looks spacious to me and garden actually looks big IMO. I actually have this kitchen - my walls are white though and it doesn't make my room dark at all.

The photos don’t flow and some of them seem to be taken from odd angles.

It’s identity is confused, with a very modern kitchen, but traditional elsewhere.

I don’t know the area, but a house of that size in the south east should be worth a visit at that price.

You are massively over thinking this! The pics look like normal estate agent pics (good ones actually!) they aren’t meant to show every detail.
it’s normal not to include pics of the less interesting areas such as stores/garages/utility rooms.

but I expect the washing machine is built in behind one of the kitchen cupboard doors.

They bought it for £870K in Sep 2020. You can see the listing pictures from then on RM. It doesn't look like they have done much to it. The Croydon detached market hasn't gone up that much. I wouldn't want to be paying much more than £910K for it now. It's over-priced.

Oh, and the Noise rating would write it off for me.

Waste your time viewing it? You’ll probably waste more of your time trawling through peoples opens on here , rather than having a viewing to see it for yourself.

It's hard to value.

EPC E rating is pretty low, so it will probably cost to heat. Then again if you can afford to drop a million on a house you can probably afford big heating bills.

I would be interested in knowing why they are selling.

You need to go and see it. Unless you're the seller and you don't think the agent has taken good enough photos, so you're canvassing opinion here?

They seem fine to me, standard. I would be interested to know why the kitchen is so different to the rest of the otherwise very nice house.

Not the seller! Agree 900k is more about the right amount. Thanks for flagging the noise issues and the fact it’s a fairly recent purchase by the seller, I hadn’t noticed that (yet). Definitely finding it useful to canvas opinions here!

Love the brick fireplace, and could just visualise DH and me sitting on either side, on one of those bench/pew things, with a hot chocolate and a purring cat each, just listening to the crackling logs!

Really, really don't like the kitchen though, but it's a decent size. Like the garden too.

I'd have to change the name though, because I read years ago that "Rose Cottage" was a euphemism used in hospitals for the mortuary. No idea how true that is, but it stuck in my head anyway.

It looks nice to me (except the nasty kitchen cupboards). The photographer isn't that skilled but that doesn't affect the house! I would go and look if the price location was what I wanted.

I don't mind the kitchen cupboards but the kitchen flooring is not a warm enough shade to balance it all out.

The bedrooms aren't presented that well by the photos.

The Area360 add-in for RM on Chrome. It throws up a lot of additional information for each home on a RM listing including things such as flood risk, noise rating (this home is very near the A232 in London).

People will advise you to do your own research for any particular property rather than trust the 360 data, but I use it to initially screen out any possibly problematic properties. I don't mind losing a few potential candidates in order to gain greater confidence in the remainder I check out.

In terms of where my house actually is, we had two keyless entry cars stolen one day 6 months ago. Other than that there's no actual crime recorded in the last 12 months.

But based on the info on Area360 it'd look like you're moving into a ghetto!

It definitely is in our local hospital 😂 One of my best mates works there and always points out 'Rose Cottage' house names when we're out.

I would book a viewing personally. Then if there’s a dealbreaker there, you won’t be wasting any further time on it. And at the Same time you can ask the agent if they have something similar you can view, maybe that’s about to come onto the market.

Yes it's a blunt tool so I only screen out the 10 out of 10 areas. My thinking is why take a chance unless I have absolutely trusted data to the contrary. I also think that if one person like me is using it as a filter then others will too so why put myself in a position where it may be difficult to sell my home.

BUT, local knowledge trumps all. If you are certain that you have that knowledge then you can skip the data.

@BumpyWindsiys a bizarre road there are three or four parallel to each other with beautiful houses. Cross the road or go to the end of the road and you pretty much are in the ghetto.

it is noisy, it is just off the main drag trough to Croydon town centre. Worth checking where the nearest tram stop is because the beeping is bloody annoying. Also limits where you can cross the road. This house is practically on the main road

As pp have said - go and look round it, and check out the area. I personally hate that awful grey kitchen, but that may be your thing, or if not, it's easily changed. Check out all the measurements and energy etc.

I think the description is rubbish, nowhere near enough detail but if you like the look of it you could just ring the agent and ask for the missing details before arranging to view.
