Help choosing between two plots

Hey all - hoping for some fresh eyes on this!

My husband and I are deciding between two new build plots - 153 and 158. We have a cat and her safety is really important to us but so is having a garden we can enjoy.

153 is on a corner where a cul-de-sac meets a through-road. It has a southeast facing garden.

158 is deeper in the cul-de-sac so feels a bit safer. It has a northeast facing garden so we're worried it might be dark and cold.

We're buying off plan so can't see the houses or gardens properly yet.

Would love to hear what others think - thanks in advance!

You can use an app online that lets you plot your house on Google Earth and then watch where the sun is at various times of the day over an entire year.

153 - your cat will seek out the sun anyway. Build a good cat fence.

HatesHorsesAndLovesShein · 03/06/2025 23:47

The people from 157 will park in front of your lawn. And there some unfenced grass at 167 that will get utilised too. And a path.

Another vote for 153

sesquipedalian · 04/06/2025 03:57

153 - particularly if it has a wall.

LumpyMashedPotato · 04/06/2025 04:12

153 all day long

GasPanic · 04/06/2025 10:42

I would say 153 but wouldn't like either tbh.

That whole cul de sac could end up as parking wars.

The alleyway could either be a problem or not too bad depending on where it leads. If it is a short cut to the local pub from the estate then it will be bad for noise.

MyNeedyLilacBird · 04/06/2025 11:31

153 every time- other one is too overlooked

Janey3090 · 04/06/2025 12:55

153!

158 is crammed in, and the garden will be really overlooked!

Aikko · 04/06/2025 13:05

153
garden has better layout and isn’t overlooked

MiddleAgedDread · 04/06/2025 13:07

153 because the back garden won't be overlooked and it faces a better direction

Workisntworking · 04/06/2025 13:15

153 as 158 has so many neighbours. So much potential for noise.

Needanadultgapyear · 04/06/2025 16:56

Honestly neither is better than the other for your cat. 153 on a corner people turning in finding cat in road. 158 closer to main faster road.
I would buy 153 and cat proof the garden.

Roselilly36 · 04/06/2025 17:33

153 I agree with PP, ease of access to your drive, cul de sac will no doubt get parked up, the garden looks a more attractive shape. 158 looks wedged in, the garden is a very odd shape. They are both corner properties, but if I was looking to buy I would definitely go with 153.
