Help choosing between two plots

Hey all - hoping for some fresh eyes on this!

My husband and I are deciding between two new build plots - 153 and 158. We have a cat and her safety is really important to us but so is having a garden we can enjoy.

153 is on a corner where a cul-de-sac meets a through-road. It has a southeast facing garden.

158 is deeper in the cul-de-sac so feels a bit safer. It has a northeast facing garden so we're worried it might be dark and cold.

We're buying off plan so can't see the houses or gardens properly yet.

Would love to hear what others think - thanks in advance!

Easy peasy -153! Much sunnier garden, better parking, less neighbour noise.

158 will lose sun in the afternoon / evening and adjoins 6 other gardens. Does look like a bigger plot but the amount of very near neighbours would worry me. I’m imagining being surrounded by trampolines, basketball nets, dogs, barbecues, screaming kids.

Too many other gardens running from 158. Overlooked, noise and think of the balls coming over the fence(s) 😊

153 definitely! You only share your boundary with 1 other house to the side so it should be peaceful and private, not to mention sunny.

158 looks as if it would be horribly overlooked and a NE facing garden will be dark when it’s surrounded on every side.

The corner will keep the road slow for your cat, and id imagine that lots of cars will park on the road which will slow things down further.

Normally I'd say the one away from the through road but looking at that I agree with the others - 153 looks much better, too much overlooking from so many neighbours in 158.

I think your cat will be fine. She'll soon learn to hang out in the quieter areas.

158 It's in the same position as our house. We are on a hill and mostly surrounded by bungalows so no one overlooks us. What are the houses surrounding? Two storey or bungalows?

I vote 153. 158 is surrounded by so many other gardens.

I Can predict that that cul de sac is going to become a parking disaster zone. People will absolutely park at the bottom in that turning area. 153 is on a different road entirely so you can keep out of it.

153 - it’s a much larger plot, with a better aspect. There are also far fewer houses overlooking it.

153- 158 people will turn in your drive and imagine sharing your fences with all those people!

This, its a new build and if they are anything like the ones round here. It will turn into a parking nightmare within 5 years.

153 is a much better option.
