Help! House on market, little progress, feedback needed!

So, my house by the sea has been on market for 4 weeks, had 3 viewings, no offers.
The house was built December 2024 and I'm selling to move into a detached house, closer to my family.
House has been reduced by £5k to bring it down to the search point on Rightmove and to attract first time buyers.
I think the photos are good and agent says they'll continue to push it but when asked how they were doing that, they didn't answer my question.
Any suggestions on what I can do to attract more views?

If the OP didn't want advice, then they wouldn't have asked for it. We don't attack other posters on this forum, go and troll somewhere else and take your negativity elsewhere.

I do not regard suggesting the Op stage a garden party for the listing photos as “advice”.

That pearl is something very very far from advice!

Why on earth did you not tidy up before photos were taken. Pile of washing dumped on sofa in living room. Boxes of stuff on dining table. Iron board leaning against wall. Cats litter tray sat in kitchen. Bathroom screams no storage etc.

For me, Persimmon and Flood Risk mean it would be a no go.

I know that you believe that the risk is mitigated by the dunes, but if I was asked to choose between what a vendor with VI said and what the Gov.Uk site said then Gov would win every time.

Cut that price and move on with your lives as soon as you can.

I see from looking at another property this estate agent has, that the photographer / estate agent doesn't mind / care about the property having laundry lying around etc.

We all know we should have the property as tidy as possible, and to hide all aspects of pets.

The thing I find odd about this is that surely most people don’t need the estate agent to tell them to put their piles of laundry etc away? It wouldn’t have occurred to me to leave things like that out when they came to take photos to sell our house.

Either the floorplan is the wrong way round, or the photo is flipped. The positioning of the doors/windows on the floorplan does not match the photo.

If the same builder has new homes for sale in the area you’re interested in moving to, you could ask them to part exchange, some builders will do this if you are buying something more expensive.

I don't think it is.....the floorplan shows the stairs on the left of the property as you come in the front door and the small window in the downstairs loo and ensuite as also being on the left. The photos of the outside of your property and the inside show that the stairs and small windows are on the right side of the property. This would make me wonder what else is inaccurate!
What's the deal with the car parking space and garage you can see to the side of your driveway? if that yours or belonging to the house round the corner?
It just feels small and things like the ironing board leaning against the wall suggest it lacks storage.
The stairs leading out of the living room could also put buyers off, it's not great for heat retention, noise travelling upstairs and harder to shut off for small children.

Sorry if its been mentioned but photo 5 looks like you have no side access to your house. You could go on FB Marketplace to get some accessories to dress your house and retake the photos as some don't look good as others have mentioned.

There's been some really good advice on presentation and I agree that the agent and photographer have not given you a good service.

Piles of laundry, washing in the machine and the ironing board left leaning up against the wall give out the subliminal messages that storage is lacking and that you're not all that bothered. Whereas part of looking at house particulars is wanting that lifestyle, thinking 'I can see myself there' We once sold a house to someone who wanted our cushions, lamps and art work.

I also disagree with people who said that the pet accessories don't matter. Both of us are allergic to cats and my other half wouldn't even view a house where he'd seen evidence. Might be extreme, but just pointing out that there are people like that.

Conversely we have bought a new build only a couple of months after someone else had it and we've also sold one within three months of it being finished. Both were due to unexpected job relocations.

You only need one purchaser and new buyers start looking every day for all kinds of reasons. What you also need is presentation and advertising that draws people in and makes them want your house at a price you can afford to take.

I'd have priced it at £148,500, but I wouldn't drop it now. I'd ride it out with a view to taking it off the market and trying again in a few months with a different agent, but check your contract that you wouldn't still be liable for commission to both should it sell. Having said all that, in your shoes OP, I'd see how it plays out with your mother as yet another move might not be the answer at all.

You cannot trust an estate agent. I should know. They promise whatever sort of nonsense they think will get a house on their books. You would do better marketing this yourself and taking note of what people on here are saying if you do want a sale. The agents won't care in any case.
