So, my house by the sea has been on market for 4 weeks, had 3 viewings, no offers.
The house was built December 2024 and I'm selling to move into a detached house, closer to my family.
House has been reduced by £5k to bring it down to the search point on Rightmove and to attract first time buyers.
I think the photos are good and agent says they'll continue to push it but when asked how they were doing that, they didn't answer my question.
Any suggestions on what I can do to attract more views?

It puts the idea in to the buyers' mind. They could see it and think "ahh, I could imagine our family enjoying this garden in the summer".

I've actually found the listing on Rightmove's website and the garden looks rather sparse and square. It needs "warming up" a bit.

The OP has also posted the listing from Right Move quite early on, in this thread - and there are pictures of her rear garden on the website, which you appear to have missed in your earlier post?.......

OP, you are banking on someone having a dramatic change in affordability in a short space of them?

If they can buy secondhand now at a higher cost why wouldn't they have bought 6 months ago new?

It's a tiny number of buyers that will fit the circumstances you want. It's very messy for something that hasn't been lived in that long. Couple that with such a quick sale post purchase, you/estate agent aren't going yourself any favours.

She was, not during the viewing itself but for photos

You should have tidied up before having the photos done, the piles of clothes and ironing board etc togethr with the six month issue makes it look liek yoou cant wait to get the hell out of there

The floorplan is the correct one

The floor plan of the downstairs is definitely back to front compared to the photos.

I think the main things putting me off would be:
Cat stuff on show
piles of things sitting about
lack of any greenery/plants out the front

Please note I am in Canada, so have a different viewpoint. IMHO the house is tiny, about 525 square feet. There is little storage, and bedroom 3 is tiny, at 50 square feet. Is that even a "legal" size for a bedroom?

Have you travelled much outside the vast country of Canada? 🙄

It's really a 2 bed with a study/ dressing room.
It looks lovely in terms of decor, very clean. I would get rid of the things others have suggested - clutter, ironing board and laundry, at least for the sake of the photos and I would actually hang a mirror in the downstairs loo and at least one picture on the biggest wall in each room.

I think you might get 120k for it. If you market it at 130k and say "motivated seller with change of family circumstances" that will explain your need to sell so soon. And you can give the estate agent permission to be specific. I've been told loads of times "it's a divorce, they need to be quick about it" and similar.

2040? That’s fifteen years in the future, and it’s all alarmist supposition anyway. For all we know, there might be a terrible drought by then.

I've lived in my house for 30 years so it's quite likely that someone who bought that house could still be there in 15 years. It may be alarmist but if it is going to cost me in expensive insurance premiums then it's not a risk worth taking in my opinion.

I think you're wrong. Some people see cat stuff and automatically think fleas, stink etc. People who don't like cats, usually.

Clutter being out shows that there's not enough storage and it's distracting.

Would she not be taking her belongings especially the cat with her when she sells and moves out!
I suppose kerb appeal is important. But again if in pots she will be taking them with her.

Pictures aren’t great - zero kerb appeal, ironing board left out, no planting in the garden to create any privacy, pile of stuff left on the kitchen table, sofa facing the stairs, tv in front of a window and a broken cupboard in the kitchen with stuff falling out.

The cat thing is potentially off putting though as people will see cat items and be worried about smelly carpets and possibly scratched carpet, woodwork etc.
Piles of stuff is highlighting no storage. If a seller cba to tidy for photo it’s a worry what else they haven’t bothered with. Why the missing door - yanked it off and not fixed doesn’t show a cared for property.
It doesn’t look very inviting very grey at front.
Part of selling especially a new build is lifestyle.
From a quick google it’s a Persimmon Danbury. If you google or search on instagram there’s lots of examples so you can get ideas how to set out.
One has ironing board stored in cupboard upstairs - op could easily do this.
The estate plan might be worth adding to listing if possible. The property looks quite near a green space and not near affordable housing which can be a no for some people.
