Suggestions to improve my house...

My house has been on the market for coming up for a year with no offers.
I'm about to reduce the price for the second time.
If that doesn't work I'm considering remodelling the ground floor as it has a traditional layout, not open plan.
Any thoughts or suggestions very welcome.

It's huge for the price (I dont know about prices in your location though) and the garden is great. But it feels quite blank and empty - sorry if that sounds harsh. And the layout is a little odd with the sort of double kitchen straight off the hall.

I've tried my best to declutter it ready for sale but your comments arent harsh, thanks. All feedback is welcome. I agree the downstairs layout is strange as its been extended twice. That's what I will have to remedy if a price reduction doesn't bring any offers.

Having had another look, I'd soften it up with some plants in the front garden. Warmer colours on the walls. Some cushions and texture, eg rugs, inside. A big picture behind the kitchen table. Some houseplants. Possibly spray paint the kitchen cupboards? Basically pretty it up a bit.

The thing I find a little odd is the sitting room in the middle, with no windows - and I’m not quite sure what you could do about that.

Yes, it’s probably the price. I think it looks a bit, not sure how to express it, flat. It’s a big modern house with large rooms, but it lacks character somehow.
You’ve probably declutterrd to make it look spacious, but maybe it needs a bit more texture. Maybe some big plants, maybe move the furniture around ? It could just be the quality of the photos. You can see it’s a big house, nice garden, nice kitchen but there’s a lot of ceiling and floor somehow.

I like it. I don’t know the area so can only assume it comes down to price or current demand in the area (which I guess then links into price)

Also is the 3rd floor acess through the bedroom.

Not helpful, but it should be reflected in the price. What are other properties in the area with similar price like?

Third floor access is not via a bedroom. There is a landing with stairs up from it.

The first photo isn't great. Huge expanse of grey tarmac drive. Cropping in closer to the house would help. Some large planters full of flowers up against the house either side of the porch will help too.

The downstairs layout is odd, but I wouldn't start knocking down walls. If I bought it, I'd want to remodel it myself. The kitchen and dining room is presented as 2 rooms on the floor plan, but it isn't, and that makes it feel even more bitty.

A lot of the rooms feel empty. It would help to stage it. People have very poor imagination.

I think the price is good actually, for the space and land. I know the local area. But it is a project because of the downstairs layout

I think the idea of having to do a lot of work to a house is off putting to many at the moment, because labour and material costs are so high . It could easily cost £300k to get the house how they wanted it.
FWIW I’m very close to you and have recently been house hunting for a 5 bed. I didn’t come across yours but if I did I would have initially been keen due to the size of house you get for your money, but having then started to mentally cost up all the work I’d want to do I would have reluctantly changed my mind.

I would not remodel just to sell as I doubt you would get the money back.

Do you get viewings but not offers or no viewings?

Downstairs photos are nice enough but the upstairs ones are not that attractive. I agree with pp that you need to pretty it up a bit to give it a bit more personality. Dress the beds a bit more to cover mattresses too?

Maybe remove photos 11 and 12. In general I'd show the best photo of each room not one from each end.

I like it. I like that it's not modernized soil could make it as I wish.
Sorry I don't actually want to buy it tho, I quite like my current house.
Absolutely no way would I be spending money and going through the stress of remodeling just to sell.
Just drop the price and it'll sell.

For me, I think neutralising the carpets and decor upstairs would help.

I like it and for the price it be great for a family that could renovate to their liking.
to get a sale I’d paint it neutral and replace the flooring to neutral. I’d change agent too and remarket
