Suggestions to improve my house...

Morrisseyswife · 10/05/2025 19:07

My house has been on the market for coming up for a year with no offers.
I'm about to reduce the price for the second time.
If that doesn't work I'm considering remodelling the ground floor as it has a traditional layout, not open plan.
Any thoughts or suggestions very welcome.

Better photos would help OP these aren't doing your home justice . I can't see a lot wrong with your house tbh apart from the kitchen units being in different woods stains or that is what it looks like to me but l may be wrong. Good 🤞

Kitchen units are all the same but I agree that the photos make them look different.

It’s a big house. Is it priced right? It needs a lot of cosmetic work so needs to be priced to reflect that.

For me it's dated.. kitchen, bathrooms, green carpets etc

I don't know that area but I live in one of the cheapest parts of the country in north east England (the land that thatcher forgot) and up here I wouldn't think that price is wildly off (even in a very rough area £300k would seem right, in a decent area up to £500k) so I don't think it would be somewhere else either. Its a good size and a decent price bracket.

I do think the concrete front isn't very curb appeal-y but honestly thats not going to be the be all end all of someone not buying it.

If where you live is like where I live the issue won't be its not WORTH that much but more so that its above the average buyers ability, the average house price in my town is £75k. There was a stunning (dream house) type house for sale the other year, probably about the same size as yours but with basement instead of attic conversion for £500k and it failed to sell. Not because it wasn't incredible or 'should be cheaper' but just because no local could afford it really.
