Buyers asking for another viewing

Near completion - or so we think! Our buyers have just asked for another viewing. Only reason is "to view the house again" this is 4 months after their offer. Their mortgage has been approved as has ours for our new house and we are just awaiting enquiries.

They didn't do a survey.

Is this... normal? It seems odd to me, but I've not sold a house before only purchased.

We have said yes, but told them it will have to be next week (they wanted to come today after asking st 6pm last night)

I haven’t sold before but when we bought our house we had the first viewing and then went to see it again a few weeks before completion to get measurements for curtains etc.

This is the biggest purchase of their life, I know it’s a PITA but they need to see this is definitely right for them, and that you haven’t knocked holes in the ceilings!

I'd want a few viewings I'd imagine.
You say they did no survey which seems foolish. I think it seems reasonable enough to just allow it? Unless there's something wrong you don't want them to see or know about that they didn't notice last time?

Huge mistake not to have a survey!! They are probably looking for faults now. Why are people so stupid? I assume there was a mortgage survey carried out? They might just want to measure up though!

Yes it’s normal if they haven’t seen it in 4 months and probably want to measure up/plan furniture etc.

Near completion you are usually recommended to have another look to check all in order before exchange

It's astonishing that we're expected to make the biggest and most important purchase of our lives based on one ten minute viewing. I spend far more time on choosing a washing machine, frankly.

I think it's perfectly reasonable to have a second viewing and particularly nearing the end of the process to take measurements and photos etc to plan what they need to buy for the house and what will go where.

At this stage it isn't the most common as I find second viewings usually come much earlier in the process, when people are trying to decide which property they make an offer on.

It's not necessarily a problem though. Some people might visit if they wish to take measurements for stuff like new carpets or curtains.

Whenever we have sold a property I have always been glad when we have reached the stage of contracts having been exchanged with a date set for completion. It's all on a much firmer legal footing then.

Fingers crossed this isn't an issue. I hope the rest of the process goes through smoothly for you.

We had at least two more visits to our house to check measurements etc before we completed. Cannot imagine buying something for £700k and only seeing it once beforehand.

We had 4 viewings in the end as we were looking to renovate and wanted to take builder/architect round. Difference was the house was empty - the sellers had already moved.

If it is "near completion" but post exchange why do you have to do anything other than make sure that the house conforms to what you said it would ?

Normal to have another viewing. They're probably wanting to measure up for furniture, remind themselves of details and perhaps start to think about paint colours etc.

When we sold our previous house the buyers came again the week before completion, they were lovely and we had tea and cake with them. We visited our new house three times as we had some logistics to sort out. The owners didn't mind at all, they even gave us keys to an empty outbuilding so we could move a few things in earlier.

The whole process is much better if people are kind and helpful.

Thanks all. I get multiple viewings it's just odd it's this near the end - but sounds like it's common.

My worry is as a PP mentions, because they didn't do a survey I hope they aren't looking for faults/ a reason to knock down the price.

If they do start anything like that then we will have to pull out. The sale and purchase is so tight budget wise I don't even think we could allow it if we wanted to.

Hopefully they just want to measure up. We have said yes anyway. Better put the ceiling back up 😄

We had the same from our buyers, they just wanted to measure some things up and show their son his new bedroom as he couldn't make the viewing (he was in school bless him)

I think it's perfectly reasonable. You do 'forget' and it might be a case of figuring out if certain furniture will fit or need binning. If they wanted to look for faults, they would book in a survey!

Totally normal. Although four months is pretty long to not have exchanged yet. I tend to off houses the longer the seller makes me wait. Something better often comes along.

It took us a while to find a house so the process has been longer than usual.

They knew this and said it was fine as they didn't want to move until the summer anyway

Completely normal, you are suppose to review before exchange and before completion.

Are you saying you are NOT viewing the house you are buying again? thats really risky tbh. Your buyers are the ones doing the normal/standard thing.

They might want to take measurement, they need to check nothing new has happened (leaks etc...) or that you haven't destroyed the place.

Why would anyone sign a contract based off what something looked like once 4 months earlier?

It would be exceptionally unusual to secure a mortgage without a survey.
I wouldn’t be concerned about a further viewing or two, that’s normal for planning furniture and discussing if you are leaving curtains and so on.
I would be concerned they haven’t had a survey unless they are a cash buyer as that’s exceptional and odd.

I have no idea why they haven't done a survey or how their mortgage has been approved - but we have been told by the solicitor it has been.

Hopefully, it's just to view again and measure up. I'm just paranoid about these things.
