How many noise complaints is too many?

I've let out the flat I used to live in ever since I moved to another part of the country for work. Our tenants have been fab and we keep them for a long time.

Last year the long term tenants bought a house and moved out and someone from the council got in touch and asked about placing a vulnerable family in there. It sounded like they were on their uppers.

It was fine for a bit but I've now had three noise, mess and pet complaints from the other residents in the building in five months. No single, stand-out incident but general on-going nuisance. Tenancy is now up for renewal and I'm not sure what to do. I don't really want them to stay another year because the other residents sound miserable but I'm worried about what would happen to them.

They're your tenants, not your children, and they're making life difficult for your neighbours. Don't renew, but also tell them why. People like this are an absolute effing nightmare and if you really want to help them, let them know that their anti-social behaviour is not acceptable and they're losing their home because of it.

I'd get rid. I'd take a financial loss for a vulnerable family but not if they act like dicks and ruin the lives of everyone else in the building. I feel sorry for your old neighbours.

They’ve had multiple complaints by multiple people about multiple issues. It’s going to be a constant headache and I’d fear for your property. I’d get them out

Have you spoken to the tenants either directly or via an agent? What’s their view on the complaints? Have then been given a chance to explain or change their behaviour?

They've had a couple of talkings-to about it and denied it. Complainant has photos and recordings although I've not heard them yet. I think I'll speak to the council and see if they can suggest anything.

As you e approached them with evidence and they’ve denied and not adjusted their behaviour I agree that you need to speak to the council and say you can’t renew.

Show the evidence to the council.

Have you checked the condition of the property. I would be concerned that if they have badly controlled pets and are making mess outside the property, they are probably doing the same inside. I would move fast to limit damage, if nothing else.

I worked for a housing association and noise is a major issue and people do not complain without putting up with a great deal initially.

It’s got be bad for people to have complained to you. There will be so many other incidents they haven’t reported. I’d give them notice.

I would have gotten rid of them after the second complaint, having given them a warning after the first. I'd be anticipating a lot of damage has been done to your property.

You sound very nice but it’s not fair to inflict bad tenants on the neighbours.

You need to detach, look at this as business and serve notice (sorry, know it’s hard, I’m like you: which is why I’m not a landlord 😁)

Speaking to the council will be a long, slow route. Meanwhile your neighbours are pissed off and probably at the end of their tether.
Your tenants are denying and not complying. I would just give notice for everyone's sake.

Evict them.
I live in a housing association section of a new estate and my neighbours are nightmares.
I haven’t made a noise complaint because I know they’ll never be kicked out (5 young kids, screaming parents).
If they’ve made several noise complaints, the noise must be horrendous.

If you allow them to stay, they have no reason to change their behaviour because it's basically been given the "okay" to continue. Evict them and hope they change their ways in their next place.

Their housing situation is not your problem, don't feel sorry for them. You have to think with your head and not your heart. The sort of people who have no regard for others like this will not take care of your property.

Agree, stop feeling sorry for them. They had a choice on whether to be good neighbours or not, they chose not.
Start feeling sorry for the neighbours who have complained.
