What are people’s opinion on this House ? We’re struggling to find a three bedroom in this area in budget, this is over, but been on the market over 6 months so hoping they’d accept a lower offer. Third bedroom is a bit of a contentious point with me and H.

It's very well presented. Third bedroom will barely fit a single bed. Garden is tiny.
Totally depends on what your needs are space wise. Do you have or intend to have kids? Would this be a long term home?
Reckon it's fine for a couple with one kid if you can see how you'd love in the space day to day.

Very well presented but very small. If it is was me and my dh only AND it was a long term move I'd consider it.
If its a stepping stone house / only for 5 -8 years even for 2 people... it would be a no. I always want something "standard" and easily saleable so you dont get stuck / blocked in a slow market.

With 2 x kids the lack of garden and third bedroom size would make it a no from me...
I'd rather have something with less curb appeal that works more practically for the family.

It looks absolutely beautiful imo. The things that would worry me are the EPC rating and it being oil fired central heating. Sounds very expensive and with such a low EPC it could feel very cold/draughty without work on the insulation

Fine for 2 and maybe one child. The bathroom looks awful with those walls - maybe they look better in real life. Outside space I'd probably like more, also is there room for a dishwasher or dryer in the kitchen?

How does bedroom 3 work?! Can you even get a bed in there? The door is in the way I think. Fine if it’s an office but wouldn’t work as an actual bedroom.
How many of you are going to live in it? I find the kitchen on the back a bit weird too, even though it looks nice. Nice big reception rooms though.

Lovely inside ( 1 bedroom small ) I wouldn't want my heating to be oil though .
I've never had it , but somehow I see it as a negative.
The actual outside of the house is ugly but a nice paint ( a colour ) would spruce it up no end .

So it’s me and H and we have 1 at the moment but would hope to expand our family in the future.

the third bedroom can just about squeeze a toddler bed in, so would be ok for a nursery, or a home office, but probably not great for an actual bedroom

House is fine nice family home. the let down is the garden at the rear. i suppose you could replace the flag stones if you need something for young kids or just pop pots on to cheer it up. but otherwise it is a lovely family home the small bedroom could also be a study

Yes I can see how the 3rd bedroom is the issue. I would only really see it as suitable for a study or nursery/ young child’s bedroom. But maybe that is what makes it affordable? They definitely should be open to offers seeing as it has been on the market for 6 months.

You could happily live there for several years. But I would factor in that you would feel an urge to move again in a few years time.

It probably would cost a lot of money @Oni0nRlng but one possibility in future could be swapping bedroom 3 and the bathroom around because the bathroom is a better size & shape.

That is NOT a 3 bedroom, between the stairwell and the door swing you literally cannot fit a bed in the smallest room. If it doesn't fit even a basic single divan then its clearly not a bedroom.

Its probably a perfectly fine office or play room or upstairs utility etc... but its just practically not usable as a bedroom.

I certainly would not ioffer at a 3 bed price; and the absence of a proper garden is a turn-off.

Buy it for as little as possible, overtime either swap the bathroom and small bedroom over or extend the kitchen extension and out a bigger bedroom over the top of it. It’s in great condition and has scope for extension so I would buy it if you like it op.

It’s lovely but the third bedroom isn’t really a bedroom as I don’t think you could fit a single bed in there. As such I would offer as if for a large two bed.

You'll struggle to resell a 4 bed with virtually no garden (which is I assume why it's not selling now).

I would make an offer more in line with a 2 bed but a bit higher because the upstairs tiny bedroom is still very useful as a study/nursery which most 2 bed houses wouldn't have. So that does increase the value over a comparable 2 bed.

It could be a lovely little house. There is little scope for making it anything other than a little house though. Such tiny windows! So much paving! The listing has pegged it right saying suitable for a couple or downsizers. Maybe not right for a growing family, sorry.

I'm wondering if it's possible to move the staircase so it runs opposite the front door and into the "other" space downstairs. Not sure how wide that is though or how expensive it would be, but it would make that 3rd bedroom a much better size.

It’s very nice, but needs a bit of a spruce up, which a lot of places do.

I like the speed bump! No fast noisy traffic.

The garden is a matter of opinion. I’m older and like it, and would have a lovely seating area with amazing (expensive) pots and create a lovely space.

I think a single bed would fit in the small room (obviously longways), but take a tape measure and find out.

I would definitely put an offer I based on a 2-bed. You can always go up, but you can rarely come down once an offer has been accepted.

It’s a no from me. The cars and vans will be accelerated or braking over that speed bump and shaking the house. It’s obviously a rat run. Other than that it’s got a terrible EPC, cheap bathroom and a box room.
It’s not selling because nobody wants it.
