villages near Bristol airport

Hello
Would like to move to a village near Bristol airport. Need both primary & secondary school. Ideally a 4 bedroom house or 3 bedroom with room to expand, max budget 400k? Is this feasible and any recommendations please ?

Yatton, Cleeve, Claverham, Backwell, Wrington, Long Ashton, Nailsea (more of a town), Churchill

thank you, are these nice areas ? any particular ones you would recommend for community feel ? I saw Yatton has a train station, which would be a plus.

There is a train station at Yatton and Nailsea/Backwell station. Yatton is slightly cheaper than Nailsea or Backwell and Long Ashton more expensive as it’s closer to Bristol. There are a few shops in Backwell and Long Ashton, more in Yatton and Nailsea is a town with more shops- Waitrose, Tesco, Boots, Superdrug etc and a lot of cafes, a Lounge etc. The main secondary schools in the area are Nailsea School and Backwell school- both very good. A lot of children from Long Ashton and outlying areas go to these schools

We're in Keynsham. We have a railway station (10 minutes to Temple Meads or Bath Spa stations) and we also have a direct bus to the airport.

There’s not a huge amount at that budget, especially if looking for a 4 bed ideally. Do you have any other requirements for the house? Definitely think Nailsea and Yatton are your best bet to make your money stretch within 5 miles of the airport

I’ve just visited a friend in Backwell. They really like it (they have a baby), but bear in mind that planning permissions have recently been granted for a total of 800 houses there.

When you say close to the airport how close to it ? When you say 3 bed with space to expand to 4 bed do the renovations need y; be included in the 400k budget?

On the face of it your budget is tight and I agree with Nailsea and Yatton. I quite like Winscombe and Congresbury but I think they are too expensive. There is one in Wrington that is a 4 bed. I think though check out the road flooding situation around there as have a feeling it can get very wet but might be wrong. Friend in Lower Langford sent me video last year of his road flooded which surprised me.

Just noticed that Churchill School’s last Ofsted ismreauires improvement, I had heard there were some issues which was a surprise as back in the day it had a good reputation.

I’m wondering if you might be able to go the other way and down the A38 into Somerset a bit as can be a bit more for your money but that depends on how far you want to be. You get into the 3 tier system down that way and there are buses to the schools from the villages. Here’s one in Axbridge:

Blagdon is a very pretty village, and you get views of the lake from many houses. Half hour from Bristol centre, c.10 minutes to Bristol airport. There is no station but it has a primary school, pubs, cafe and village store. Village hall too that hosts events and has a nice community feel

Thank you for all these tips, the proximity to airport is as one of us will be flying frequently for work once a week), so doesn’t need to be within 10 minutes, half hour drive or very reliable public transport is fine.
The 4th bedroom would be an office to WFH, so a box room would be fine, or a garage that could be converted also fine.
Other priorities are good schools and friendly community who are welcome to new people. I have lived in a few small towns where everyone has lived there their whole life and as a result don’t really have any interest in making new friends with “outsiders”. I gather from friends that there is a fair bit of movement in/out of Bristol with families relocating.

Could the previous poster explain what the 3 tier school system is please ?

In Somerset there is first school (to y 4 I think) middle school y5 to 8 and then seniors 9-11.

It's worth mentioning that there's several different local authorities in the area, especially when it comes to schools.

Bristol Airport is in North Somerset (as is Weston-super-Mare, Clevedon and Portishead).

Then there's Bath and North East Somerset aka BANES (which includes Keynsham, Midsomer Norton and Radstock).

Bristol is also a county/local authority in its own right.

South Gloucestershire takes on Yate , Thornbury and Kingswood (you would be hard pressed to know where Bristol ends and South Gloucestershire starts as the boundary divides some streets).

I know people in backwell who live it. Has schools, leisure centre, shops etc. Good bus and train service. The main problem is not that many smaller properties

Not so much villages but Wells is 30 mins away from Bristol Airport. Cheddar and Yatton too.

Highbridge, Burnham on Sea, Street/Glastonbury and Bridgwater aren’t a million miles away and commutable within 45 mins - all on the M5.

That brief actually gives a bit more a scope then it looked at first. I think as said there is a lot of movement around the area and I think people are generally pretty accepting. We spent 20 years elsewhere due to work and now the DC are adults have come back to the area and have had no problem getting to know people.

@SilverBlue56 has explained the 3 tier system. There are first schools, 2 middle schools, one in Cheddar and one in Blackford then the Upper School is in Cheddar. My DC went through that system though in a different area as moved from Somerset before she started school and it works pretty well. Here’s a previous thread :

Your budget is tight but possible. Would you consider something that needs work?

I’d stick to south of Bristol personally as the traffic can be awful and I wouldn’t be up for getting to the airport from somewhere like Bradley Stoke and from my memory it is quite far removed from a village. Generally the further into Somerset you go it does get a little bit cheaper as a rule with some exceptions. Wells is nice as said above.

The market is quite slow in some areas at the moment so if you are in a good position you could try offers which would give some extra flexibility. We moved 2 years ago and got 10% off something.

Thank you for tips & insight. Budget is dependent on what our current house would sell for - may be some flexibility to increase, especially if interest rates decrease, but realistically £450k maximum. Would be looking to move in time for Sept 2026 school year so still some time to consider & check out places.

I’ve been to Burnham on sea and I thought it was really rough and depressing, so definitely looking for somewhere more upmarket than that, so would wait longer to save up if needs be.

Burnham is a dump! I think you need to need to come and have a look around, get a feel for places and research some schools. An extra 50k would make a difference if you are able to .

Cheddar, Axbridge and Wedmore (though Wedmore more pricey). Great communities, lots going on, beautiful area, decent schools and easy to the airport.

Weston super Mare - regular airport bus (every 30 mins) and dirt cheap (£7 return) and £400k will get you a 4 bed house. Worle/Milton good options, both with railway stations.
