Hello
Would like to move to a village near Bristol airport. Need both primary & secondary school. Ideally a 4 bedroom house or 3 bedroom with room to expand, max budget 400k? Is this feasible and any recommendations please ?

I know these areas well as live in Bath- places like chew magna and Winford are convenient for airport but get a lot of aircraft noise - not Heathrow level noise but a fair bit and whilst great for airport have nothing else round them - personally I would say go to Keynsham or nailsea/backwell as both have secondary’s - the amount of new house building round nailsea though is pretty huge. I would probably go for Keynsham - has a bus to airport regularly too and is 7 minutes on train to Bath- 15 mins drive - same again to Bristol . Your budget might push it though - it’s not thrilling but it is practical and has a great farm shop !!

Whereabouts are you moving from OP? Do you have much of an opportunity to come and look around areas etc?

And what ages are the children (as in first school - up to year 4, middle up to year 8, or older?)

Temple cloud? Pensford? Farrington Guerney?

We live about 2 hours away at the moment, have been to Bristol city centre lots of times, but only really driven through some of the mentioned places. I will definitely plan to visit some of the areas mentioned over the next 6 months or so to get a feel for the different areas. It would be a 2026 move - or even 2027 if we needed more time to save up - kids would be about 7 and 10/11 by then.

define "near"

my friend is a teacher and lives in Winscombe (8 miles for airport). Lovely community spirit, although they are on what counts as a main road for that area it it still a semi rural feel and the school they teach at is well rated

400k is however, at best, firmly in 3 bed territory .

It might be an idea to get a hotel for a couple of nights to explore the area- Portishead just off junction 19 of the M5 might be a good base and it has a Premier Inn and a go2 hotel. Nice marina and high street for a wander while you’re there. As someone else said South of Bristol would probably suit you and you need to work out the size of place/ how rural you want to live. There are lots of lovely places within your radius from the airport but they vary hugely in size and amenities. For your budget I would expect to get a good 3 bed in the nicer areas- you can probably get cheaper but probably not in the areas you would like to be

Worth considering how you want to get to the airport. Areas near the airport like Backwell don't have any public transport to the airport and so you would need car/taxi. Whereas other areas further from the airport such as Weston-Super-Mare, Keynsham, Bristol city centre have bus links. I only know the Bristol one well (A1) and it's pretty reliable. Regular buses and around 40mins from centre to airport.

Crikeyalmighty · 20/04/2025 23:51

@pitterypattery00 Bath is similar - but she is under budget and is too for most ok bits of Bristol

Seaitoverthere · 21/04/2025 05:24

The A3 is the Weston to Airport bus and has a number of stops along the way including Congresbury and Cleve. I think it is free for Airport workers as have a friend who works there and I can vaguely remember her discussing that as was part of her weighing up if she could take a salary cut.

Just had a look and it is and so is the A1 which is the one that comes from Bristol. They are really good and definitely the easiest way to get there, having tried car and bus in the last couple of months.

Thanks, now I have some tips I can focus in on certain areas on rightmove. On a positive note it seems there are lots of nice areas, but sound like may have to compromise on 3 vs 4 bed to keep to £400k budget.
It would be a long term move so there’s a balance to be struck whether we want to get a bigger mortgage or not. Have been paying down mortgage reasonably well (which can continue on on similar timeframe within £400k budget) OR could take on bigger mortgage for £450/500k, but not sure if worth it.
