At least not in my area (Staffordshire) houses are sitting on the market for months, some a year ! And eventually reducing by quite alot.
We have recently gone on the market, had 5 viewings, another booked for this week, but I’m not feeling very hopeful. I think we’re priced reasonably and we are priced to sell. But I’m already getting anxiety because we’ve seen a house we love but cannot move forwards until we get a buyer!!
Anyone else in the same situation?

Just completed on ours yesterday. It took 3 months to get a buyer, they offered full asking price though so they must’ve loved it!

It’s all a lot lot lot slower atm and I think you just have to be patient which I really struggled with! Last time we sold it was 2022 and we got 10 offers, sold in a weekend and £41k over asking. This time a completely different story.

The house you love are probably feeling the same as you though and if no houses are getting snapped up hopefully this one won’t either 🤞

They seem to be selling on the estate we’re on in Cornwall. Prices are a bit stupid though.

parent’s neighbours house sold pretty quickly, was £15k under the asking price, but it was overpriced in the beginning.

Almost the exact same house a few doors down hasn’t, but they are with an agent that doesn’t normally cover the area, so no surprise really.

6 viewings in a short period of time after listing the property is a good sign that your property is attractive to buyers and priced right.

Yes the market is slow compared to the Covid years but good houses in good locations are still selling so I think you will be fine.

They're selling very quicky round here (NE England). In fact there's not a lot around our local area for around £250k, which would be our idea price range. Anything that does come up goes quite quickly, and I've noticed houses that may have been up for that price pushing towards £300k now.

We reserved a new build plot before having a change of heart on it, and for a few days our house was on the market. The agent had 15 requests for viewings, next door asked about buying the place, and even a guy driving past stopped to ask about it.

There are plenty of bigger houses and new builds for £350k/£400k+, and smaller houses for less than £150k, but anything between that seems rare at the minute.

Yep I'm north east and houses are flying off the shelf IF they are correctly priced.

Some houses sit forever but they are frankly way over priced and the sellers a bit deluded. I can't imagine its different anywhere else, correctly priced things sell (unless its extreme, like a mansion above most peoples in the areas affordability).

People might get the impression that everything sits not selling because every time they log onto rightmove they see the same houses sitting but what does sell sells quick (and is no longer listed) but as someone who spent 2 years looking and lost out on a dozen properties yep the markets moving.

It was less than a week between listing and our offer being accepted on the house we are buying.

I think it depends on area. Things are selling like hot cakes where I am. We had 13 viewings on ours on opening weekend and had 10 offers!

I think they are selling but it's a buyers market out there at the moment as there are not many people viewing as there perhaps were 5 years ago. Be prepared to make concessions to your asking price.

I think depending on location some agents are overvaluing so houses are not selling, that along with a lack of people selling generally. We only had 4 viewings and one of them was a second viewing, we agreed to 1.5% down from listed price. So lack of viewings doesn't always mean the one isn't there. We are also struggling to find an onward purchase!

Well we’ve got another 2 viewings booked in for later on in the week. Honestly I think our house is a bargain for what we’ve had done to it, extended, new fitted kitchen and bathroom, new garden with large patio. Some things will need doing but it’s just cosmetic.
We are prepared to negotiate on price but I also don’t want to regret letting it go for fuck all due to wanting to sell quickly.

Things aren’t moving round here. We put ours on the market last year and after a few false starts, got a sale STC in August and moved in November. There are houses listed just after ours and they’re still for sale. Not much is moving. The price on our neighbour’s house was reduced last autumn, but not since. If you really want to move to have to be very realistic about the price. They’re priced the same as ours was, but the market’s clearly dropped since then.

If you have priced it reasonably and realistically for the market, it will sell. It is that simple. The fact that you have had quite a lot of interest is a positive sign. Hopefully someone will make a decent offer. If things are not selling at all well in general, it's unlikely that the house you like will go quickly.

Yes we are open to negotiations, the windows do need doing on the front and are prepared to take that into account with offers

They sell round here before the signs go up, for daft prices. Houses the same as ours are going for £200k more than we bought ours for 6 years ago.

Having the same issue relocating from Stafford. We bought the house during COVID and the housing market moved so fast! This time we've been on sale for a month and had 5 viewings. Bit disappointed and got my heart set on a house which luckily also hasn't sold and has been reduced significantly. EA say hold out for another month before reducing. But I'm so ready to move now...

I'm on Staffordshire and I agree the same houses are sitting around not selling. After 4-5 months they seem to be reduced a bit, then another 4-5 months before another reduction seems to be what is happening on houses I've been looking at. Some did go around Xmas and I suspect to try to beat SDLT rise.

5 viewings is nothing. We’re in Cambridgeshire and it took us 4 months and about 30 viewings.

Well, I've been on the market for 5 months. I've had 19 viewings. Reduced twice, and now on with another EA. As pained as I am to say it, I don't see myself getting an offer before Christmas.

We put ours on the market in April and just took it off again. I know we need to reduce the price, and we will do that next year with a new agent, but it just feels hopeless right now - with people worrying about the budget and the state of the economy. It’s a big house with a huge garden in a very desirable village in Suffolk. I think smaller houses are still selling, but anything expensive just isn’t budging round here. Admittedly the house is a period property, so I’ve always known it would be harder to sell, but hopefully somebody will choose it one day: it’s a truly beautiful home.

The higher end isn't moving where I am but the lower end is doing better. Lots of people have been on the market on and off for 2-3 years, often with multiple agents, but they aren't dropping their prices enough, which is what stops people buying.

Have you reduced your price much yet @luckylavender?
