How do we keep this a 4 bed but add an ensuite ...

We're looking at this property. Downstairs is great. Upstairs, a problem. 4 beds, all pretty much the same size, none big enough for a super king, none with a proper en suite.

Can anyone help with how to remodel upstairs so we can retain 4 beds, not fussed if one becomes more of a box room/study, so there is a clear main bedroom, with an ensuite that fits a bath, and if it fits a super king even better.

Blue line added to show more accurate size of window in that room.

There appears to be a cupboard/carved out area next to the bathroom. Could you turn that into an en-suite for bedroom 3?

WTF, a bath in an ensuite and a super king are hardly essentials! Maybe buy a different house?

What are the dimensions of a super king size bed?

The current master looks the obvious one if you steal from bedroom 2 upto the level of the existing cupboard and move the ensuite into that space.

Is there a loo downstairs?

Remove the current ensuite and remove the dividing wall. Use half the built in wardrobe of the bedroom 2 to make bedroom 1 bigger. Reconfigure the main bathroom, landing cupboard and wardrobe for bedroom 3 to create a bathroom with a shower over and a separate shower room. So no ensuite but an additional bathroom.

Or remove the current built in wardrobes from bedroom 1. Add a bedhead wall to the ensuite end and have wardrobes built onto the other side of the new wall. Extend the current ensuite into the room. Hope you can figure out what I mean. I've seen it done and it works well.

I think that cupboard is the boiler. I think it’s nice the bedrooms are even sized. A box room for a 4th bedroom is actually a 3 bed.

Steel some space from bed 2 upto the window, which might give space for small bath. Next to the new en-suite gives a walk in wardrobe area, which should free up the other end of the room for the bed.

Square off bed 2 with a built in wardrobe.

Convert the door into a pocket door/ sliding door (barn style) so save floor space.

This is what we were thinking is the only option.

It would be much cheaper to somehow make the existing little shower bit merge with the cupboards, and have bedroom 1 as the main suite...the issue is the door into bedroom one being slap bang in the middle of the blooming wall, with nowhere else for it to go

If you don't go with the suggestion of making room 2 the main room- you need to change the doors around.

If you kept room 1 as the main, change the door to open out onto to the hall, not open into the room. This saves 1m2 of floor space within the room. For the en-suite, add a sliding door. Again saving floor space. We did very similar when renovating and also meant we could sit in a larger bed. I'm not sure how that works when stepping almost right onto a stair well though!

It will cost more to change the layout of this that it would to buy the house with the layout you need. And any work you do is it unlikely to add any value to the house so only do it if you are not planning to move for at least 10 years.

Interesting...that's the opposite advice of our two estate agent friends. Neither of whom are connected to the purchase.

Is that an existing en suite in the main bedroom? If so, re do that to luxury standard and use the bath in the main bathroom.

I know that's not what you want, but the amount of work involved in getting what you do want in this house is not worth it IMV.

It's a weird little thing, a sink one end and a tiny fitted shower. No toilet. So...sort of, but it's rubbish.

This does mean all the plumbing is there already.

I have no idea, but assumed because MN is usually excellent at suggesting things, that I'd find this sort of knowledge on here too. I think I need to find one of those FB groups where you put the plans on and instantly someone can see the way to do it.

Is there a downstairs loo? I’m just thinking about the soil stack. I’d rule out bed 1 if there’s no plumbing for a toilet. Bed 3 is the obvious one, using the wardrobe space and the landing cupboard as the basis for the new en suite.
