How do we keep this a 4 bed but add an ensuite ...

We're looking at this property. Downstairs is great. Upstairs, a problem. 4 beds, all pretty much the same size, none big enough for a super king, none with a proper en suite.

Can anyone help with how to remodel upstairs so we can retain 4 beds, not fussed if one becomes more of a box room/study, so there is a clear main bedroom, with an ensuite that fits a bath, and if it fits a super king even better.

Blue line added to show more accurate size of window in that room.

I would not try. The bedrooms are already small and this would make it worse. Either accept that it’s the size of a 3 bed or look elsewhere for the house you want.

What’s going on with the two cupboards marked green here?

might it be possible to make a bedroom of the gray area, then enlarge the bathroom (green here) and make it jack and Jill access?

remove old ensuit totally, or maybe leave a vanity unit with basin.

add the cupboard in the wee leftover room to the room space

The two cupboards are indeed cupboards. There's loads of cupboards, all at strange angles, which you struggle to incorporate. Honestly the house is a bugger.

The downstairs loo is directly below the cupboard between bedrooms 2 and 4. Definitely the easiest plumbing wise would be to do something with bedroom 3.

I wouldn't contemplate purchasing a house where the whole of a floor doesn't work, particularly with bedroom space.

What makes those house more attractive to others you have seen?

Is this your existing house, or one you are looking at? In either instance, I agree with one of the previous posters, this isn't likely to add value as everything would be tiny. You can't squeeze a quart into a pint pot.

Also, depends on whether the walls are brick or stud, if the latter, you could probably redesign the whole floor. Maybe three decent sized rooms all en suite? That would probably be preferable to four cupboards with cupboard bogs in them.

Op I don’t think it’s worth it. I spent about £12k on having my en-suite redone two years ago. To save money I kept toilet / shower / bath/ sink/ radiator/ lights where they were. I wouldn’t take the advice of estate agents - unless they have directly managed a project like that and know the current costa involved.

We're not taking advice of estate agents...we've put a lovely ensuite in our current home, for £1800 because I trawl eBay, FB for sale and reclamation sites for bargains.

Once we've got the layout, cost isn't going to be the problem. We're just no good at visualising lay outs.

I think, however, @OwlBasket has it on their last diagram. Thank you 🙏

I’m sure you can do it but OP the next owners will probably just change it straight back - most people would prefer four decently sized bedrooms, a family bathroom and a small en-suite (plus loo downstairs) to a three bedroom one box room house with two large upstairs bathrooms and two full size baths. So not only will you probably not get your money back when you sell, you may actually devalue the house.

To keep plumbing the similar locations move the en-suite to the other end of the room in @OwlBasket ’s plan. That would keep costs down considerably. Though as there isn’t a toilet there probably isn’t a soil pipe there.

Apparently the downstairs loo is under where I’m proposing the ensuit in the last plan.

TBH, if it were me I’d be more inclined not to bother with an ensuit at all and just add an extra loo and maximise the space in the current main bedroom. But I’ve never really ‘got’ ensuits!
