One after the other. Currently stressing my head off trying to clean and de clutter.
any advice ???

I have sold a few times in the past when standardly EA's didn't come unless I wasn't going to be there. I would NEVER let people wander around the house alone.

All done ! Looks like the last one is a no show, was supposed to be here at 2.30… Annoying but what can you do 🤷‍♀️

Is it a good enough offer that you'll accept?

I’m probably going to accept. It’s a bit below what I would like but I really liked the family and I’m downsizing so it’s not like I need every penny to fund my next property.

They were second viewers who brought their young teens to see the house. I got the offer notice about half an hour after they left.

But, some more second viewers were talking quite seriously about their position and would I take last and final offers, so keeping my fingers crossed that they might offer too. Will have to wait till tomorrow as the EA was shut by the time they left.

Keep internal doors open (it’s meant to make the space feel bigger), open windows to get fresh air through, check lighting levels in rooms (I turn on lights in some rooms even during day time).

Do the tour with them first (for some reason you should let them go into the rooms first - that’s what I was told) Do the usual chat and answer questions.
Then offer them the chance to have another look by themselves and make yourselves scare (I went into the garden - sat with a coffee, so they didn’t feel the need to rush), then see them out and ask if they have any more questions.

Oh how exciting! It’s good to hear some positive house market news, you must have priced well. Let us know how it goes with more offers.

The EA told me there was another offer on the table but that buyer had accepted an offer on his property from a buyer who has got lots of offers on other properties. Plus he wants me to take mine off the market if I accept his.

I've accepted the offer off the family even though it is a bit below the asking price. They are in a short, confirmed chain with cash buyers.

I just need to find somewhere to go!
