One after the other. Currently stressing my head off trying to clean and de clutter.

Put everything from your kitchen counter into the cupboard. Makes the kitchen look bigger!

If you have a car, it's a brilliant place to dump loads of stuff - just make sure to drive it round the corner once packed!

Hide as much stuff as you can. Clean the visible bits. Open the windows. It will all be fine. Much better 5 today than one a day for the next 5 days!

🤣 I’m a quick typer!! Main bits are done, scrubbed the bathroom, bedrooms are tidy and clutter free (fitted wardrobes are rammed I hope they don’t want to look in them)
just need to hoover upstairs.
downstairs is full of toys 🙄 need to chuck it all in boxes and hide in the van, good idea !
Any tips what we need to say to the viewers? I’m so awkward !

If you have no estate agent, I’d say to them when they arrive, would they prefer a guided tour from you, or would they rather peruse by themselves? And don’t plan too much to say, just answer their questions honestly. Also it sounds like you’ve done a good job of cleaning and decluttering, but don’t forget viewers look past all that, and see the house underneath. When I viewed my flat it was an absolute state, but I could see past all that to the beauty of it, and when I moved in, all the previous guys stuff had gone anyway and I could make it my own.

What's happened?

My burning question is why have you left all the decluttering until the day of the viewing??

If no one's coming today, it's a perfect opportunity to properly Declutter and not just shove things in cupboards to hide them.

Decluttering before you move as a good idea anyway, no need to move or pay people to move stuff you don't need to keep.

No the estate agents aren’t coming lol.
the main but was done for the pictures, but u have two young kids who have toys, so they were hid away and then got back out again, we only went live a day ago didn’t expect so much interest to be honest

Even though my houses weren't big I showed people around. I'd say things like it's a really sunny room or the garden is south facing. How new things were etc. Show off the really new things.

what are the fitted wardrobes stuffed with? I would totally expect viewers to want to look inside fitted wardrobes. There's no real need for it, but we just do don't we 🤪

Maybe you need to get the kids toys put into tubs with lids on and only have a limited amount available each day that can easily be picked up if you get a viewing??

I'm one of those people that it doesn't bother me if the house is full of clutter or kids toys are everywhere because I can see past it. But a lot of people have trouble with that.🙄

Still, you never know, with any luck someone that views today will put an offer in and you won't have to do any more new viewings🤞🏼🤞🏼🤞🏼

Well just full of clothes, extra pillows I’ve taken off the bed, shoes etc. I mean by all means they can have a look inside, they’re decent sized wardrobes just got alot of stuff in, which people should expect to be honest !
Yeah the toys are kept in baskets, boxes with lids but they’re still unsightly, brightly coloured plastic never looks good does it ha !

I’m really really hoping we only have to do one day of this shit

Park your car down the road to make space for the viewers. Nothing worse than arriving and having nowhere to park or having to squeeze by the owners' cars walking up the drive.

I’ve got two viewings on now which have been double booked. Awkward!
One lot are having a second viewing so I’ve let them loose on their own.

I show them round to start with, up to the attic, then leave them to it and let them wander back down by themselves.

I hope none of them look in my cupboards or under the beds! I hid everything away for the photos and have not got a lot of the stuff out again.

Ex estate agent here. Owners often bombard viewers with info. Don't do that, but answer all their questions honestly. Have all the internal doors open, it makes the place appear more spacious. Just be pleasant and friendly. Good luck.

Good luck OP, I once showed 13 sets of viewers round in 1 day! It's something you get better at each time, so you'll be really slick by the third set.

I wouldn't ask if people wanted to look round alone. Show them round yourself, always starting with the most attractive aspect of your house. When you get to the door of a room, tell them 'this is the 2nd bedroom' or whatever, but let them walk in to the room in their own. Briefly point out anything that's not blindingly obvious, but otherwise stay outside the room quietly, answering any questions if they ask. When the tour is done, ask if they'd like another look round alone and whether they have any questions.

A breezy 'it's been lovely to meet you, do get in touch with agents if there's anything else you want to know' and show them to the door. That stops any awkwardness from either side at the end.

Finally, be aware that the most enthusiastic viewers never buy, it's always the quiet ones Grin

So t let nerves get the better of you and say stupid things. When I looked at a flat as youngster, my father came with me and the homeowner was so over excited that he thought we were a couple and when he showed us the master bedroom he announced, 'And this where all the action happens and winked at us!' 😩

Try to keep any conversation with viewers light - stay well away from politics. I last bought in 2016, and one house I viewed, the owners spent ages going on about their pro-Brexit, anti immigration views. Put me right off their house!
