At what point do you walk away from a house.

Just as the title says really. Is there a point you just give up on the house you want? Feeling quite deflated today after almost 9 months of our seller messing about. They have no onward purchase but don't seem to be too worried.

Anyone regret walking away?

We gave up after waiting 5 months for our sellers to find their onward. In your shoes I’d start viewing other houses for sure.

I think we will start from next week. So annoyed we have wasted so much time on one house.

Don't pull out as, who knows, they may find something.

Inform the estate agent you’re viewing other houses and start looking. In the grand scheme of things, the costs of a survey, searches and so on are not worth the stress of waiting.

Much shorter time frame, but we offered, heard nothing back, so started looking again. First appointment we booked, the agent (different one to the house we’d offered on’s EA) called us back and asked why we were looking again since we had an offer already in?! 😳 So we said ‘because we got no response! We assumed they weren’t interested in our (above asking price) offer…’

An hour later our original offer was accepted.

Us ‘walking’ caused them to buck up.

a house can go through in 6 weeks.
they are NOT serious sellers/vendors
they’d be too scared to loose you.
a genuine buyer would move into rented rather than risk losing you.
like many people I know have.
what is their situation?
We always made sure the upward chain was sorted and that our buyers had the funds.

I never imagined it would be this stressful. It should have been straight forward so we are definitely going to look at other houses. Just really sad about it.

I think that's the realisation now. The seller isn't serious. They had sale agreed and fell through twice but on very silly reasons. Seems an excuse at this point.

Did you stay in the house long. Other people have been telling me to let the house go and I'm starting to believe it.
Was you house awful ?

I waited 6 months the first time (became obvious they had zero plans to move) and a year the second time (probate issues then repossession)... both where just wasted time.

I'm hoping this 3rd time is going to work.

How on earth would they know?

We viewed several while STC due to issues with the sale, non of the other EA knew when we booked, we told them and they where supportive of looking (really they just want to get the sale, they don't care if another EA loses one).

Because estate agents tend to talk a lot to other agents in the area.

When I signed up with an EA to sell our house, they knew exactly what offer had been accepted on our neighbours house, which had sold a couple of weeks earlier with a different EA.

Because all local agents talk to each other. I didn’t know that either, but literally 20 mins after we’d booked a new viewing, that agent called to ask why we were still looking since we’d already put another offer in? Via a different agent! They all know. Possibly because of local factors, dense suburban area, 3-4 agencies everyone uses?

It’s possibly useful to know that my viewing of the property we offered on had been done by a very young employee; then, when it was realised we were ‘moving on, assuming non-acceptance’, the director of the (local, independent) EA became the person we dealt with. Hence the one hour turn around.

Furthermore, in the chain (we were at one end of, cash buyers) the conveyancing solicitors all knew each other. Pressure was applied to the both ends by other conveyancers.

Why not give them a timeframe, 'we've been waiting 9 months now & we want to move asap. We have no option but to search for another onward purchase, to avoid this we would be happy to accept a move in 6 weeks but this will need confirming through the solicitors by the end of the week' .
I don't know, but we were been unlucky with our onward purchase on our last sale, one the sellers pulled out, the second had subsidence, which wasn't obvious to the untrained eye. They will be telling you the broad strokes of the situation, you won't hear everything from them.

I think if we had some sort of timeframe it would help a lot. At the minute it just feels like it's an indefinite timeframe. Like living in limbo.

I pulled out of a flat as I found out the seller never got listed building consent for alterations. While not meeting building regs gets pretty much ignored by the authorities you don’t want to mess with listed building folks! She wouldn’t address the issues so I pulled out only to find that three other times she had not gone through with the sale and was on her fourth agent.
Start looking, but tell the agent and your solicitor in case it does galvanise the seller into action - you don’t have to officially withdraw to start looking.
