Outside of London, if that makes a difference. Are you paying a percentage or fixed fee and did you negotiate?

What other costs are there to selling a house. I am selling not buying, so trying to estimate total costs.

Conveyancing solicitor fees the other obvious main one, then removals.

Costs of both will depend a bit on where you are in the country and price/size of property being sold.

@Mildura thanks. We have bought separately and will sell later. So removal costs will be wrapped up in the purchase property. So its between 1-3% to the estate agent and then conveyancing. Which I hope will be less that the purchase conveyancing as we will not have to add in all the searches etc. Thanks.

Don’t forget the VAT on top of the 1-3%. If the property is mortgaged there might be an exit fee too. Another thing to consider is any request for repairs the buyer comes back with following the survey. You don’t have to do them, but they might try to negotiate the price down if you don’t, so I would factor in a few hundred for any small jobs to be done just in case

Excluded. So an additional 17.5% of the 1% you’re paying them.
