If you're selling your house right now, what are you paying for the estate agent's fees

Outside of London, if that makes a difference. Are you paying a percentage or fixed fee and did you negotiate?

We’ve got a dilemma. Had a valuation from a local estate agent. He was great. Loads of great ideas to sell our house, which is very old, rural and characterful (drones shots etc). Lots of his properties for sale are selling well compared to other local agents. He has just renovated his house, so can understand the costs needed on our house (still needs some rooms finishing). I liked him and think he would do a good job. But his fees are 1.5% compared to other local agents being 1%. What would you do?

Wales 1.5% plus Vat. We went with a bit more of a specific agent. Worth every penny.

I would go with your gut. We wasted months on a cheaper end of the market agent, we went with a 1.5% plus Vat in the end & they definitely did an excellent job. It's about presentation & marketing, showing your house & lifestyle in the best light. I haven't regretted going with this more expensive agent. Plus they have sold our house, the other one unrealistically priced the house & did a crap job of the photos.

We had this. Went with a different firm for 1% + vat.

Your house is going on Rightmove so if it’s listed at the right price, someone will want it. Him doing his own renovation will make zero difference on if someone wants your house. He’s trying his luck!

If it makes you feel better, I completed on a house today in France. We paid 5% to EA. 17,000€. Now that is painful!

Ask him to match the 1%?

Whichever estate agent you use will put it on Rightmove, so it will be seen by the same pool of buyers. Lack of drone shots etc isn’t going to put anyone off, if they are vaguely interested they’ll book a viewing.
