Going to view a house today that I want badly !

Gorgeous 1930s detached house, needs alot of modernising, huge garden, big drive and garage. It's on a main road into town but all the houses on this road are the same and just so lovely to look at.
We are not on the market yet but plan to get the same estate agents to list us asap. We need to move, we've outgrew this house in the last two years.
They want £450k. It was reduced in October.
Feedback has been the main road putting people off and also the work that will need doing.
How can we up our chances ?
We can probably go upto £430k but that would be the maximum.

It could have all sorts going on!

Good that you won’t have to spend 1k on a full survey but the mortgage company will also do a valuation and that will be what they base your mortgage offer on. It may just be drive by or paper but either of those will identify the right comparators, and valuations are tending on the low side right now.

This is another worry !! But maybe that’s what the vendor needs to see he is overpricing ?

You never know. I think both the survey and the valuation are likely to be eye opening for the vendors. I’d just be planning what your approach will be. Forewarned is forearmed!

If the other houses have been updated then that explains the difference in prices. But he may not see or understand that. Surveys will help.

Did you end up finding any similar houses that hadn’t been updated, OP? Rightmove will show you similar houses recently sold or you can look up local sold prices.

Yes only one, sold in 2017 for 369k, not updated at all, very similiar floor plan but slightly larger

They’re saying it’s the main road but I call bullshit on that. The houses on this road are gorgeous and all of a certain period. The estate agents haven’t been very forthcoming really. They did say the work that needs doing aswell was what’s been mentioned in feedback.
they haven’t said much else !!
and no my dh does want to pursue but for the right price

We think it’s priced too high. This is why I’ve made this thread, for you guys to help me, because this is all new territory for us and we don’t want to make mistakes/do the wrong thing. All I know is the house is overpriced for the amount of work that needs doing to it, it’s immaculate but dated. And also the ceiling bubbles are worrying !

I think the husband would happily stay to be honest, he said he’s in no rush, but the wife IS. She wants to go. So I think it’ll come down to her really, putting her foot down and saying enough.

@skidamarinkadinka please get a full structural survey done. The bubbling on the ceilings could be something expensive or something easily rectified.
