I often look here and have a look at the Right Move links people post.

Well, I am proud to say I have found this corker on Facebook

The price is eye watering BUT ... well , check out the photos.

Generally good location, great price. Needs cosmetic work obviously. Not sure about the neighbours. As @Growlybear83 says, it is probably a short lease.

But yeah, I'm not quite sure what you mean. For some people, this is all they can afford. I can afford more, but as I said up thread, I downsized. My first property was probably this size as well and my rental was actually a bit bigger, but I really struggled to keep on top of housework because I was working crazy hours in order to buy a flat.

I don't know if it's a changing times thing or if age has turned me into one of the four Yorkshiremen, but I just think, this is life? Yes, I dreamt of having a mansion and all the rest of it, but the reality is I am not made to achieve those things. I don't have the personality for it.

I did think about marrying for it, for about five minutes - but I value my independence and don't do well in a relationship.

Have you only lived in luxury? I had a big flat and a nicer flat before and I absolutely loved it. But it didn't save me from any mental health issues.

btw to the poster who would make it open plan, my kitchen is smaller but I'd love to close a door on it. I have thought about screens but the space is too tight. Also, separate kitchen makes it easier to deal with cooking smells.

I am expecting to retire by 52. That is exciting! Maybe I will live here forever.

if i ever feel lonely again, I will think of how many potential snobs there are out there. Got to be careful of that when meeting people.

I certainly don't live in luxury, and my home is worth no more than this one!
It's dark, tiny, like a dirty concrete jungle of dreary homes. I have MH issues myself, but honesty this would tip me over the edge 🤣 I'm not a snob thanks, there are other options for the same price. Maybe people in cities are just used to it 🤷‍♀️

It just needs a paint and a tidy. It's ex local
Council and will be sold sized rooms. Good location.

You will pass out if you find out what a "nice" flat
would cost there...

It's not THAT bad. It just needs a bit of a tidy up, a bit of a clean, and a lick of paint. You're not going to get much better for £250,000 in London.

I don't know anything about the area. (Peckham/Camberwell,) but it's only 4 miles from the centre of London/Charing Cross area, so this could be quite a good investment.

You could easily transform it for £20,000, assuming there was no major structural work needed.

I think it's a solid property for a specific market. It could be a good flat for young professionals FTBs or rental for students. It's practical, looks like it would clean up well and is in SE5.

I'm dubious about the length of the lease, though.

No tube nearby? I don't know why but in my mind I thought most of London had very good public transport, saying that I come from South Wales and we get one train an hour...

It’s about a 15 minute walk to Peckham Rye station which is one of the best served stations in the area. 10 mins to London Bridge and Victoria, about 15 mins to Blackfriars and Canary Wharf.
I know where this is. I wouldn’t live on a council estate there.

Can't believe anyone is shocked that a flat in London costs £250k. Only shocking thing is possibly that you can still get a flat in zone 2 for as little as £250k.

That's pretty cheap overall for Camberwell BUT ot is an exLA flat that needs a pretty big scrub up. Some of the estates round there are a ..... little lively. Camberell itself is fine - I lived there for a few years in the mid 2000s. No tube but all the buses you could desire and now the Overground.

It is lively, creative and buzzy but with a bit of a confrontational street life at times.

They should factor rent free periods into their costings. Selling with actual vacant possession (not just hoping the tenant will vacate as promised) will shift the property a lot faster and in this case would have meant the property could be have presented 100% better.

What they lose in rental they'd no doubt gain from the sale, as that property could command a higher price if it wasn't in its current state.

Professional landlords buy and sell properties with tenants in situ all the time.

@Ginmonkeyagain "and now the Overground" - what, where? very interested as I have loved ones moving to Camberwell and I am in another SE London area nearby.
