House Just Not Selling

Hi All. We listed our house for sale beginning of December with an agent from another town as we were interested in a property they were selling. We have a steady stream if viewing and a few offers but no serious buyers, they would disappear after the offer being accepted. Unfortunately we lost the house we like so decided to change agents to a local one. We have been with the new agent for 3 weeks and had an open day with 10 viewings, 5 of which did not turn up. The open day resulted in 2 offers. We accepted one offer and rejected the other. The following day the buyers who were accepted pulled out saying they had another offer accepted at a different propery. When the agent went back to the ither buyer who iffered she saod she is not sure any more. Since then we have a few more viewings who all say they like the house but just end up disappearing. Our house is very competitively prices and well presented. 3 bedrooms, utility room, downstairs toilet and main bathroom upstairs and. a driveway for 3-4 cars. There is also a bus stop a stone throws away that gets you to gatwick airport in 15 mins. The agents are also surprised that it has still not sold. Any suggestions or similar experiences where you have end up selling successful? We have seen another house we like and don’t want to lose out on this one too…

Can you borrow a pressure washer and give all the exterior surfaces a good clean. There are a lot of vids on YouTube about makeovers, and it's amazing the brightness when everything has been pressure washed.

Id also add a few pots for colour to brighten things up.

It doesn't have a very homely look and feel inside. you need to make it so that people can imagine themselves living there.

I don't think the photos can be putting people off because they have had a lot of viewings and had two offers.
OP I think it is just time you haven't actually had it on the market for a long time December is always slow and you have have had two offers even though they came to nothing.
If it compares well with similar houses in the same area I think you just need to wait.

Footfall isn't always a good indicator though. People sometimes add property viewings in the same area as comparisons.

Are you actually still living there OP out of interest - because it does slightly have the look of an empty house that's been staged- just not very well -

The bathroom caught my attention. The silicone sealant has come away in part at the bottom of the tiles, the dark areas could be misconstrued as damp. It's an easy fix though.

Op, I’m afraid I would be concerned something is wrong, maybe signficant damp, I don’t know but something, feels like it isn’t right, and that that is the reason you’re trying to sell.so soon after buying, and maybe the actual reason people are pulling out. Why is the listing so wrong, saying it’s not been sold since 96, when you only bought 4 years ago.

I’m sure there isn’t something wrong, but you can see damp patches up the front wall. The house looks empty and unloved apart from some kids stuff, like no one lives there, the garden looks boggy, the kitchen has issues with the cupboards, the bathroom looks damp as the grouting has come away, and it looks like it’s revealing black mould. The neighbouring house looks ,,,unusual,and it’s clear the pics have been stretched in instances, the microwave is elongated.

I would take it off the market, add some stuff back in, power wash and clear outside front snd back, and returf, and maybe renew the gravel at the front.

if it really has a downstairs loo put its pic in, if it is outside, then say that. Try to fix the kitchen cupboards, and regrout the bathroom, put some lampshades in the bedrooms.

i think you can sell it, unless there is a real damp problem, but it needs to be presented better and I’m surprised neither agent hasn’t pointed that out to uou but is asking surprised.

I see you're very close to Gatwick, are you under the actual flight path? I wonder if , on reflection, your potential buyers are deciding that it's a deal breaker.

Obviously not much you can do about it!
