House Just Not Selling

Hi All. We listed our house for sale beginning of December with an agent from another town as we were interested in a property they were selling. We have a steady stream if viewing and a few offers but no serious buyers, they would disappear after the offer being accepted. Unfortunately we lost the house we like so decided to change agents to a local one. We have been with the new agent for 3 weeks and had an open day with 10 viewings, 5 of which did not turn up. The open day resulted in 2 offers. We accepted one offer and rejected the other. The following day the buyers who were accepted pulled out saying they had another offer accepted at a different propery. When the agent went back to the ither buyer who iffered she saod she is not sure any more. Since then we have a few more viewings who all say they like the house but just end up disappearing. Our house is very competitively prices and well presented. 3 bedrooms, utility room, downstairs toilet and main bathroom upstairs and. a driveway for 3-4 cars. There is also a bus stop a stone throws away that gets you to gatwick airport in 15 mins. The agents are also surprised that it has still not sold. Any suggestions or similar experiences where you have end up selling successful? We have seen another house we like and don’t want to lose out on this one too…

Op you need to power wash the garden, fence, wall, well the whole backyard and also the front.
Add sone nice bright plants to cheer it up a little.
Basically its lacking kerb appeal.
Take a look on YouTube for some nice and easy ideas.

I don’t mean to be rude OP because I think it has potential but it looks soulless. Can you do anything to warm it up a bit? Some. Cushions/ a rug/ plants? The garden also needs a tidy up. Are you able to lay some new lawn? It isn’t that expensive to do. And perhaps paint the fence? Lastly I think offers over or offers in excess of are always really off putting. Good luck!

When buying a new home, I tend to look for at least one or more things that I really want/need/grab my attention. This house looks like a house, not a home (sorry don't mean to be rude at all with this). Does it smell okay?
Another post mentions making it a bit brighter (& therefore more homely), which sounds a good idea to me & mow the grass to give the impression of being cared for. Everyone's different but I am looking at moving and just feel this property looks a little drab. A few cosmetic colourful tweaks will make it look a lot more inviting! Plus this time of year doesn't help!

Bathroom floor looks black at the edges and the kitchen floor also looks in need of a good scrub.

I think that's carpet in the kitchen. God only knows why

Looking at the floor plan, the wardrobes in the smallest bedroom look like they take up over 1/3 of the room which to me makes it look unusable. The last bedroom pic shows a room which is literally full of bed. Are these the same room? Main bathroom looks a bit unkempt behind the sink where the wall meets the floor.

Plus a load of other stuff that would be repeating what others have said.

It’s not a lost cause but you need to make some changes and get the pics redone to reflect that.

@Gettingslimmer estate agents use little tricks to stop the houses from linking, such as using a name instead of a number. If this isn't the OPs house then they've borrowed the bedroom furniture.

God that looks right, so the listing is wrong. But wow it has then seriously deteriorated in that time, the fence looks new in this photos, it is completely run down looking now,

Hello, I just want to say that a simple treatment of patio magic sprayon your paths and wall would make a big difference. You can get a 7 litre sprayer from toolstatsion £14 and patio magic £10 B&M. I have also sprayed this on my fence but its not meant for that. I live near a river so our outside areas get a lot of algae growth everywhere

Fir the inside add some nice freshly cut flowers, cushions etc, fruit bowl on the table etc... make it a little bit warm and cosy.

@Gettingslimmer just had another look, the pictures on that listing are the same house, but the other agents pictures from December. So maybe some of those need using instead of the current ones- the kitchen looks a bit more like lino instead of carpet in the other listing.

I wondered how it smells too - the fact it looks so unloved without basic maintenance issues being addressed makes me wonder how clean it really is.
I wouldn't call it well-presented, sorry.

@Naz2019 cross posted, I just realised that.
Some of the older agents pictures are better, if you can use them.
I do think it looks bad that the agent has changed the address so they don't link, and it does come up fairly easily- even if you don't come across it on Rightmove, you will on Zoopla, so buyers will see a 70k price increase.
Have you done work to see that increase, or are those just the figures you want?

But that makes no sense, the fences in that pic are new, the fences in your pics are in a terrible state.

@Gettingslimmer the fence in the left is the neighbors. The other fence with the concrete posts is ours which is now in the process of being painted. Its a reasonable new fence which was fitted a year ago.

The normal price if you find the agent will be around £480,000

It's actually 600k! Always says at bottom of listing.

refloor the kitchen/dinning area. the 2 different types of flooring look bad together and it looks like carpet in the kitchen (assume it’s not) take the bed out the room and put a single or stage as an office as that just shows that a bed doesn’t actually fit for it to be a functional room.

What everyone else says plus your bathroom grout looks black at the bottom of the wall, not sure if it is or not but it would put me off looking.

I agree the kitchen looks like carpet from the pics, can you continue the wood? The cabinets are also a smoker's yellow, if you can paint those or change the doors or something.

I'm guessing that people have viewed it as "not their first choice" property and found something with a bit more life/less work.

It’s the price.

The last equivalent house in your road sold for £340k. Not only are you asking significantly more than that at £375k, but you are asking for offers in excess of that.

Have you massively decluttered or do you live in a very minimalist way normally? I think you need some warmth and homeliness added to each room. There are no pictures, ornaments, plants or throws to soften the appearance and add character.
The kitchen is bare - add a bowl of lovely fruit, some flowers, a couple of pots of herbs etc, remove the tablecloth for photos and viewings. The bathroom is stark and cold looking. Add some nice towels, a plant and some decent quality toiletries on the windowsil. The sealant at the bottom of the wall looks mouldy, clean it or replace it. That hose looks rusty.

Get rid of that huge oversized bed that takes over the bedroom in picture 12. Furnish it with a small single or daybed instead. Get some attractive bedding, especially in the main bedroom, add some cushions and a throw. Get rid of the desk from in there.
Outside, jet wash paths and patio, put the spade away, get rid of the bricks and parasol stand. Cut the grass at the first opportunity and get some grass seed down on the rest. With a bit of warm weather it should be growing soon.
In the front, scrub the green off the walls, cut the hedge, weed the path and gravel. Are the gates yours? If so, paint them. Get some planters and a hanging basket with winter shrubs in for colour and interest, then swap them over for spring/summer ones in a couple of months if you've still not sold.

I do not book viewings on 'offers in excess of' anymore. In my experience the buyers do not know what they want and overestimate their property value at the same time.

Change the listing to the price that you want +£10k

The pictures are quite strange. I'd get better ones done.
The black mould in the bathroom added to the wet wall and green bricks outside make me think the house might be damp. There's sort of odd bits wrong with the kitchen and that hose (is it a bidet hose?) in the bathroom looks really dirty. Sorry to say this but it has the"feel" of a bit of a fixer upper..... I'd be thinking "new kitchen new bathroom" Is it priced at that point? and yes outside needs to be tidier and more attractive....it all adds to the fixer upper vibe.

The inside photos are lovely. It looks very clean and the rooms are decluttered to show their full potential. This is exactly how I like a property to be presented and there is no need to make it feel 'warm and homely'. Anybody with a functioning brain can imagine their own stamp put on your property.

The external photos are really bad. The garden fence and shed will benefit from painting. The patio needs a jet wash and the grass needs to recover. At the front the hedge looks like a witches haircut and the leafless tree does it no favours. Do you have a photo from the summer that you can use? Or can you hold off until spring and market it then?

You haven't even got lampshades on any of your ceiling lights!

The order of the photos also made me think the bathroom was on the ground floor off the bathroom.
