Brought a Reno and now I’m overwhelmed

I don’t know where to start. I feel overwhelmed and almost panicked. With our last I had a clear vision right off the bat…. This time I just feel stumped. I’ve got health issues that have come on suddenly and the process of buying the house itself was so stressful that now we are here I just feel too tired.

and my god… the rise in costs? I was very stupidly, not prepared. I can’t get over how much things have risen post Covid.

someone tell me how to pull myself together.

Here in solidarity - we are eight months in to ours. I can't stand the dust, the half-finished mess, everything is taking SO MUCH time. We prioritised a bathroom and our bedrooms so at least we can escape from things in the evenings. It was much easier coming home to the projects in the summer months, now it's dark when we get home, and cold and we can't find the motivation. Hoping spring gives us a boost!

Like you, we needed to replace the heating system/radiators/boiler, and once started found that all of the pipework was too thin so also needed replacing, which meant lifting all the upstairs floorboards and having to chase in new pipework in every single room downstairs, so check the pipework before you decorate anywhere!

What kind of survey did you have done?

OP, may have missed this but why do you think you've got asbestos? Artexed ceilings? If so, we have the same, and just FYI for planning purposes, if they do have asbestos, you have 2 options - 1. leave it there and just don't disturb it (can skim the ceiling to make it flat) or 2. remove the artex which involves them removing the whole ceiling so you'd have to factor in putting the ceilings back (new plasterboard and plastering/ painting.)

Level three plus drone to the tune of 1.5k- not much found. House is ‘honest and solid’ for its age was the bottom line mostly! Nothing unexpected that wasn’t obvious.

asbestos check just due to the artex ceiling, we will skim

With the age of the house, should always get an asbestos check survey. It's possible/probable it's around the heating system, in tiles, in bitumen, as well as well as loft, watertank, inside walls, and the roof of any garages etc. They can remove it. But you can't get your electrics changed for the ceilings if you have asbestos artex
