We finally accepted an offer! JFF - help us pick a house 😁

I feel like screaming from the rooftops! After being on the market since mid-September and only having 4 viewings since then, I am so happy that we're in this position. Our buyers viewed a couple of weeks ago and then instantly asked for a second viewing. They told me then and there (I showed them round) that they were head over heels with the house and wanted it. They weren't proceedable though.

Well, they've had an offer from a cash buyer this weekend, so all being well, we're getting this train on the road!

Just for fun, help us pick a house! Our main criteria are somewhere rural, somewhere with a big-ish garden and/or some land. We're currently in an old house with lots of character so we want the same. Top budget is 700k. I love interior design, so don't mind things looking old fashioned, although would probably have to do this slowly, depending on the house. We have 3 DC - 2 boys and a girl.

A bit 🙄 at pps saying 1&3 need kitchen done, perfectly good serviceable kitchens, do people rip them out for the sake of it?

Everything in that price bracket has been really slow to move around here. It has actually been on the market since last February!

At a guess, I'd say that it's because it's relatively isolated and the house is a bit old fashioned and small-ish in comparison to the amount of land. It's in a conservation village in a country park (part of the Bronte trail) so definitely no planned works nearby!

It’s getting more attractive by the minute.

Omg what a load of miseries. Mind you this is MN. Kitchen too small,all the kitchens need re fitting!! When we got married,it was 3 rooms,share bathroom. Then we bought a caravan,cold/hot metal box. First house purchase Victorian semi 6 inches from nextdoor. Kitchen was 4ft wide 6 ft long,a sink with cupboard underneath,cooker,one wall cupboard . Remember,I'm the Boomer generation who had it so easy,(I had 4 jobs then and ex H had 2)Biggest house we had 3 bed semi on the edge of a Surrey village,we had quarter acre garden,a stream and bridge into the fields.green belt and conservation area, pretty Norman village church and graveyard to the right. Big building company got permission to build there. They gave us hell, including breaking our fence while we were on our honeymoon and letting our dog into the road. Showed DH these houses,he's gone a funny shady green colour 🤣🤣.

Oh my goodness, that sounds like a nightmare (the bit about the building company)!

This will be my third visit 😜 I went first for an open house back at the end of the summer before we had listed ours. Liked it but was on my own, so went back for a proper viewing with DH.

We haven't been since then but have been past on a few purposely-planned dog walks!

This last and final time will hopefully seal the deal either way. It's my first choice but DH is leaning more towards house 3 as he kayaks and loves the thought of being so close to the lake.

You can't buy house 1 because I'm buying it......

I love house 1 so that would be my top choice but of course it is a lot more money so need to think about affordability /how much spare money left.

What is the smaller bedroom like, is it suitable for bed, chest of drawers, wardrobe etc no boxed in stairwell etc

Also main bathroom is tiny and ensuite is huge which is a bit bizarre imo

But I do like it best but they are all lovely, which one is your heart telling you to buy??

Our boys share at the moment and prefer to do so, so we'd put them in the bedroom with the big ensuite (agree it's a bit backwards!) and our DD in the room next to them. Then we'd take the bedroom at the end next to the box room and use the 'main' bathroom as our ensuite-across-the-hall.

When the children grow, the plan would be to either give one the choice of the box room (could fit a single bed and chest of drawers) or the dining room as a bedroom, or they can continue share if happy. We'd eventually like to build a shepherd's hut situation on the hard standing in the garden (where they used to have an outbuilding) to use for occasional guests, so then that could also be a coveted option for another teenage bedroom. I won't think too hard about that at this stage because we do tend to move house fairly frequently and it all seems very far away right now!

Given the choice of Colne or Skipton, I would choose Skipton any day. Colne just seems to be one big bottle neck and takes ages to get through. looks like I’m in the minority as I prefer house 2. I would change bedroom 2 into a dressing room/ reading /hobby room and knock through bedrooms 4/5 to create one bigger bedroom.
But I don’t have 3 kids needing their own rooms!
If you’ve narrowed it down to Colne, the number 1 would be my choice, but I would need to spend a fortune on the kitchen.

As promised - an update:

We went to see both house 1 (again) and house 3 (1st viewing) yesterday. I'll be honest, from the moment I stepped into house 3, I fell in love. So did DH. It's stunning. Approximately 400 years old with all the original features and quirks but not listed (!) and has been cared for so well. So light and bright and massive rooms! Garden was gorgeous.

Went back again in the afternoon for an instant 2nd viewing and put in an offer for 610 (it was on for offers over 600) and it was accepted today. 😀

I grieved house 1 a little but I know this is the right decision for our family for many reasons.

I also loved house 3. My only concern would be the shared entrance - it looks like both you and the neighbour share the parking area so I would check that out carefully. I hope you have many happy years in that home

They are all nice apart from the beams. I just hate beams. But house1 is the nicest.
