I feel like screaming from the rooftops! After being on the market since mid-September and only having 4 viewings since then, I am so happy that we're in this position. Our buyers viewed a couple of weeks ago and then instantly asked for a second viewing. They told me then and there (I showed them round) that they were head over heels with the house and wanted it. They weren't proceedable though.

Well, they've had an offer from a cash buyer this weekend, so all being well, we're getting this train on the road!

Just for fun, help us pick a house! Our main criteria are somewhere rural, somewhere with a big-ish garden and/or some land. We're currently in an old house with lots of character so we want the same. Top budget is 700k. I love interior design, so don't mind things looking old fashioned, although would probably have to do this slowly, depending on the house. We have 3 DC - 2 boys and a girl.

They are all nice, but I knew as soon as I saw number 1 it would take a lot to top it....it's incredible.

I wouldn't go with a semi though ideally, no matter how nice the neighbours are now you've no idea who could come next, and any big work on the dividing wall would need agreement

Location-wise, the one nearest to Skipton of course! Colne is a bit quiet isn’t it?

I like property one but would be concerned by the grade 2 listing status as some things like the tiled floors I would want to change

Number 1 for me.

Especially the summer house which can be made into a den for the children.

I also like the layout better.

I like number 3 next best.

Not keen on number 2 at all as the layout of 2 bedrooms isn't great.

Number one is absolutely beautiful and would need tweaks rather than a huge redesign for me. Hope your second viewings go well!

Colne is rubbish! This house is enough out of the way that I wouldn't class it as 'our town' anyway. We live between the two at the moment and go to Skipton for most things. I'll stretch to supermarket shopping in Colne but we'll travel for all the good stuff!

I love no 1. By coincidence, we walked through Wycoller today, breaking a journey. It is a beautiful place but does it get a lot of tourists in the summer?

House 1 is beautiful, but I wouldn't personally live in Wycollar. The tourists would drive me mad in summer, it gets so busy. Also, I know you said it won't flood, but wasn't the clamshell bridge washed away in the late 80s by floods? I don't know what flood defence improvements have been made since tbh.

House 3 would be my choice.

It is beautiful. This house is down a path away from the main bit of the village where the tourists go.

Lots of tourists, you're right. Although the house is away from the main village so shouldn't be too bad. The top field is on the path down into the village where tourists have to walk so I'd already planned on perhaps opening a little hut serving hot drinks and snacks in the summer season (permission pending of course). Making the most of it!

You really like risky things near large bodies of water huh.

None of them, 2 look nice but I would not buy next to river/lake like that and the 3rd is utterly dull.

Haha clearly we do! In reality it's just a coincidence, but not one that worries me when you look at the amount the water would have to rise and the historic flood data (of which there isn't any).

Interesting that you think the 3rd looks dull. It's not my feeling but it is pretty bland. It wouldn't be like that after I'd finished with it though!

1 - just based on the houses as not familiar with location.
I can't cope with the layout of 2 and really wouldn't want a semi. As well as the fact 1 is gorgeous!

House 1 is the dream! And it sounds like you're very aware of and not put off by listing and having a river nearby. The house is great but the land is amazing. Go for it, congrats on your sale! Can you keep us posted - I'm already invested!

Not keen on house one. I think it's the close proximity to the river that s putting me off.

House two I just don't like any of it.

I like house number three the best. The outdoor space is the best of all three.
