I'm so pleased for you @Lemonyfire. Good luck packing, have you started any in the lead up? We've started with things we won't need and plan to do a lot this weekend. We are trying to manifest the 28th February for completion!

I feel like there are issues with solicitors on both sides. Things are delayed and sat on and happen last minute. Is that not the normal? But then the blame game happens and sellers and buyers start hating and blaming each other when really there is no need!

Completely agree with this. This is why my EA doesn't want me to speak to my seller directly as it would expose the lies they tell. They word things like we've demanded things when we've asked things nicely and it gets peoples backs up etc.

Yes we've already started packing, we were very close to simultaneous exchange and completion in July so most of house was packed! And a lot of it we've just left in garage, we've been slowly starting again but now full steam ahead

I've been packing today. Everything I won't need over the next month has gone in a box, my lounge looks like I'm moving out tomorrow 😂. Carrying on tomorrow though, I want to get as much done as possible so there's no massive panic.

Well we did it. Down the wire which is not surprising given the shitshow the whole process was.
I wouldn't recommend exchanging and completing on the same - it's not for the faint hearted! We finally got confirmation we'd exchanged at 11:30am at which point our removal men had nearly everything on the vans. Released our keys to our buyers for 1:30pm but had to wait til nearly 4pm for ours.
We are on day 3 of sorting boxes but finally making headway and looking somewhat sorted.
I have come down with tonsillitis, genuinely think it's with all the stress, but I can safely say it was worth it in the end and we all love the house, even our stubborn 2 year old.
Thanks for all the well wishes, they were very much appreciated.
I hope you all get moved with a little less drama than we did and enjoy your new homes x

Congratulations @Songbird54321 and @Lemonyfire for your completions and exchanges.

Having been told we are 'almost' ready to exchange for the last several weeks, my buyers are now challenging (via their solicitor) the long stop date with my developers, which is my last date to move in my contract. The long stop is always shown as 6m after the estimated date of completion of the build to account for any contingencies (for example the site we are buying on has had issues with an underground power cable that needed to be moved). I get that it must be concerning to see Dec 25 as a 'final' date of completion for our FTB. The developer is unwilling to commit to bringing this forward.

We have proposed to our solicitor that we write into the contract a final date of completion of end June where we agree to complete and move even if our house isn't ready. Our current build completion is end April so this gives some comfortable room for any minor delays whilst hopefully reassuring our buyers they won't be waiting forever. The ball is in their court around whether this is OK. It feels so touch and go as I think if I were the buyer this would be acceptable to me (certainly vs the alternative of losing my purchase and starting all over again). However, both of our mortgage offers will expire by end of may/early June.

I'm very comfortable with this as my provider knows im buying a new build and need flexibility. Their broker and provider my be more of less comfortable with this, and obviously we don't know their finances of if they have any concerns here. As others have commented throughout these threads, the multiple solicitors, agents (and in my case the assisted move intermediary) are all pushing and pulling with their own interests at heart whilst we all sit at home trying to guess what other people are thinking.

Happy Monday everyone. Entering week 21 of conveyancing here. Last week was radio silence, not helped by people being on holiday. I feel we will either progress this week or it will all go tits up and our chain will collapse. It seems precarious and could go either way. Please send positive vibes.

I'm pretty sure you have to have buildings insurance from point of exchange with a mortgage. I contacted our current insurer as was hoping there was a way to do both but looks like we will have to set up a new policy and then cancel the existing one.
