I wish I knew this thread was a thing before now!
We are due to do (or should I say attempt to do) a simultaneous exchange and completion tomorrow after trying every day this week to exchange but someone in the chain above has been unable.
I'm shitting it to be honest, only saving grace is everyone has confirmed funds are all there ready at every step of the chain so as long as we get exchanged first thing it 'should' go to plan. We only agreed the completion date a week ago because some of the chain were getting tetchy having been ready to move since November. Really regretting not sticking to my minimum 1 week between exchange and completion request now.
I can just see it now, whole life packed up in a van, sat in an empty house, to find it's gone wrong again and we have to stay.
Another sleepless night for us.

At least we're at the end now though.

Day 4 of waiting to exchange for us ... (Looking to complete in half term.)

On Monday, we confirmed dates with our solicitor; checked dates with our buyers (via EA), they were happy with dates, and said they were going to tell their solicitor to go ahead; vendor for onwards purchase all happy.

Yesterday, our solicitor said they had confirmation from the vendor, and us and our vendor are all waiting to go, but they were still waiting for confirmation from buyer's solicitors. We chased up the EA yesterday to give the buyers a nudge, but the EA didn't respond to our message.

Hopefully, we can exchange today ...

@HavenSprings I've no idea. It's just been marked on the tracker that enquires were sent for yesterday. I've told my estate agent, the sellers estate agent and the seller directly that apparently enquiries have been sent so hopefully they can get them sorted out quickly with the sellers solicitor. My solicitor doesn't reply to emails so I have to call and request a call back whenever I want to know anything. My estate agent have been worth every penny with their sales progression.

Our deadline of last night for the revised offer to our buyer has passed and so now I guess our house is back on the market as of this morning. I still don't understand why he thought we would give him £25k off the price when his own survey valued the house at exactly what he offered. We offered him £10k off on condition we moved forward with no more negotiation. But onward!

That's great @Abra1t better to keep going at this stage if you can afford the reduction. The stress of a last minute drop out and starting all over again is too much.

We believe searches are now back, so enquiries are being made and we should, hopefully have something to look through soon.

Pushing, but not too hard as we have decided now we would like to be in end of March and spend Easter holidays painting!

Good luck to all those attempting exchange today, we've been trying since Friday and each time something comes up/ someone's unavailable and looks like today is another fail as no one can get hold of our buyers solicitor.

Is anyone else doing a part exchange with a developer for a new build?

We are in that position - the developer is still selling our current home whilst we're in it so still getting viewers. The developer is sending the surveyor tomorrow so I'm super nervous about that as they could pull out if they're not happy. 🤯

We've been told today no one will chase up again now until Monday as that is the date Land Registry said when they stated 2-3 weeks for the review. I doubt we'll move this month now.
I'm so close to telling them that we're ready to pull out, but I'm torn between just waiting it out and trying to force them to hurry up.

Why does this process take sooooooo long?

We finally have the list of questions relating to the surveys through. So that's good. Will have a look over the weekend, see if we have any more questions and hopefully the sellers will be answering them.

The wait is making me panic that its the wrong decision! I know we will be find when we are in, but this time is just dragging.

Feels like a constant cycle of holding my breath - a bit of relief and then more breath holding!

We’re supposed to complete at the end of March, too.

It will be tight and I also have a big work deadline next month and a short holiday booked. The stress point will be organising the house clearance for after exchange but not having an exact date until much nearer then.

Was waiting for BOE meeting today before applying for our mortgage but looks like club Lloyd's is best bet at the moment. Just not sure to do 5 or 2 year fix 😫
Also if rates do drop in the interim do you think it's possible to apply with a different lender even if you've done survey with original?

I have always done 5 years. Secure that you know what you are paying for 5 years, no faffing every couple of years trying to sort a new one. Yes you may pay a little more but I'd rather that than the constant fear of what's going on with the rates

My seller's solicitor came back yesterday answering the outstanding enquiries and their responses were a complete joke. Simply not answered most of them. One of them was something they needed to ask the council about that came up in the local searches and they claimed the council wouldn't answer the question and we would need to pay for an indemnity policy if we weren't willing to accept that. I phoned the council myself this afternoon and had the answer within an hour! A month they've sat on that particular enquiry and I've prevented an argument with the seller on who should pay this completely unnecessary indemnity policy which I've been informed would have been in the hundreds!

Solicitors being shit and giving terrible advice to their clients really have the ability to lose a sale for people and cause people to pull out when things like that could be resolved with some simple communication. I guarantee if I could have talked to my seller a month ago we would have exchanged by now.

I’m waiting for my mortgage to be approved I’m told it should be today or Monday I hear. Hoping for a positive outcome today, the waiting is the worst part of this whole thing.

My landlord has agreed to one months notice, I’m so relieved, very glad I messaged them direct rather than deal with the agent who told me to pay rent until another tenant is in. Feel like I can breathe a bit now!

Its all so painful. We just found out from the latest forms sent through that we are dependent on a sale going through same day for the seller. They told us this was not the case and it would be chain free.

@Hoolahoophop we were told the same thing. The seller of ours said they were going into rented but straight after our offer was accepted, they offered on a new build but we didn't know. We have to wait for that to be signed off which I'm lead to believe should be in a couple of weeks and can complete the following week. It's not fair as we thought we had agreed a date in half term and I've arranged for the kids to start their new school. I've now got to ring the school and change it but nothing is set in stone still. My solicitor only sent the enquiries this week after sitting on everything for 3 months despite being chased by my estate agent. No idea if any of this time line is even still possible as they don't reply and if you ring they always just say everything is fine.

This shitty process really sucks the excitement away from moving. I went past the new house yesterday and then started questioning everything but we do know we don't want to stay where we are. My husband did put it into perspective when he said we didn't see anything better (we viewed 23!houses) when we were viewing. Just don't want to make a very expensive mistake.

@NormallyAwkward this is exactly how i feel, the process is killing the excitement and making me nervous that its the right decision. We didn't view lots of houses, we were not actively looking to move, but felt this one was an opportunity, and luckily we don't have to sell in order to move. It will cost us, but we can sell after moving. But what was lots of excitement is now nerves and doubts.
