No exchange today. My buyers haven't returned their contract or paid the deposit! Can you believe it?! The contract was issued October! It will be Monday or Tuesday and still to complete on Friday apparently.

@Abra1t I know, the incompetence in general throughout the chain is staggering. My buyers were pushing to complete short notice before Christmas. I give up!

@NormallyAwkward your buyers sound like mine ! I was thinking i will leave them a card and a nice message about how happy we have been at this house! They left me a weeks notice they are lucky if i hoover in the way out 😅
It's a bittersweet feeling really it didn't feel real until now ! I kinda feel a bit sad i am leaving my home. i had two children here we put alot of work into making it a home ! The new house needs lots of tlc so i am sure i wont be comfortable in it for quite a few years ! But we are moving for the area so i am sure it will be fine at the end ! I am bit sad the kids only have a week left with their friends too 😭 i am probably gonna cry instead of them ! Also stressing about the much bigger mortgage but thats another story 🤣

Sounds like what's happening in our chain.

I'm losing track of the number of potential exchanges but seeing @movingtoreading good news gives me hope.

Lower down the chain the ftb have said they would sign their contract and haven't done their deposit either. My ea raised the Spector of if it's in a Lisa it takes 5 working days to get it out... which came as a surprise to them.

No signs of movement (we are the top and we got hounded to get everything ready for exchange the bottom to not be ready) I'm so close to saying fuck it withdraw from the market and just stay put. No one seems to be in any rush and I'm fully aware the chain will probably break if the march deadline doesn't get met.

Angry isn't the word. Anyone else just gone - I can't do this anymore and pull out of the whole process ? Seriously contemplating it.

My buyers are lovely and it's not their fault but I don't know if I can do this anymore tbh

I still don't understand how solicitors can arrange exchange with each other and only realise on the day that they are missing money/contracts?! I really don't get it. Is it because they gave a date to the buyers to send everything back and pay and they didn't make it on time, or is it the solicitor that didn't bother checking and the buyers were just clueless that anything was due to happen today?

It's all poor communication. My sellers are buying a new build, the estate agent was supposed to tell me when it was signed off and never did until I chased. I contacted my solicitor yesterday to let them know but apparently they should have been notified from the solicitor above but I've actually no idea if that happened. My estate agent asked the solicitor yesterday when exchange was taking place and they said today and then it transpires that my buyer hasn't paid the deposit or returned the contracts. Completion dates have been batted about for weeks so I don't know how the contracts havent even been returned! My eye has just started stress twitching!

Why when someone is selling something for over 300k, and are a motivated seller, do they say that the buyer can get a boiler service done when they move in (the one they did was 24 months ago). When asked about boundries say refer to buyers own survey (which doesn't cover boundries anyway apart from what can "see") . And when asked for the new build warranty and a few other questions about it - only send one page which refers to terms and conditions on additional pages.

No wonder everything takes so long!!!

My DS is a motivated buyer and doesn't need to meet 31st March as a FTB but will try to as the vendors want to in order to save some stamp duty....then they reply so unhelpfully! Or so it appears to me.

Am I the only one that would get the boiler serviced for, what, £100. Answer the boundries to the best of my knowledge. And provide a full document and get a copy of it if I don't have the full one. It must be registered somewhere!

For the boundaries, does your DS have the original title plan to refer to? To be fair, I'd trust that over the sellers' reply (they gave us the wrong info - it was the other way round, we found from the title plan).

In general, though, they don't seem very attentive and that's really a pity, especially considering your DS is kind of aiming for the March deadline for their benefit!

Haha I had the exact same thoughts last week - was thinking to leave a card and box of chocs saying how happy we've been here and we hope they are too... Now I'm contemplating shitting in the garden and blaming it on the cat...

Our new (minor) drama is about the cooker... initially on the fixtures and fittings form we didn't include it and offered it separately to the buyers for £750. They offered £500 and we accepted.
They then had an electrical check done and it said the circuit board needed to be upgraded. (it's not unsafe, just doesn't meet the current regs). So we said we'd give the cooker for free if they exchanged last week...
Obviously they didn't, so the cooker is now excluded from the deal... We asked them if they still want to buy it but they said no now.
So now we've got to either remove the bloody cooker, or leave it there and risk them complaining when they move in...

I'm a bit p'd off as I wanted to just include it initially and it was my husband who got angry and said since they hadn't met the deadline they couldn't have the incentive... ffs

My DS has just sent me the whole document of replies and two thirds are not answering the question! And where two questions were raised on one point as they were related - they've only answered one!

Apparently, their solicitors are frustrated they've not heard back yet! I'm not surprised as the answers have flummoxed my son who has asked me to look and I've lost the will to live half way through page 2! No wonder his solicitor left it until Friday to look at. I remember having jobs like that when I was at work!

And I've just picked up the energy to start adding comments and it's a b***y pdf so now I can't edit it leaving notes point by point and have to refer to paragraph numbers on a separate sheet. That's not their fault, obviously using pdfs is the right way. But grrrrrr.

Congratulations @movingtoreading! Great news! I don't know anything about those schools I'm afraid. We're moving to Spencers Wood, I gathered from your username you must be close by! Maybe we'll cross paths one day. I've been looking at secondary's only because my youngest definitely wouldn't get a place in year 6 anywhere soon round there. He feels better about staying for all the leavers stuff at current school rather than moving for the remainder of year 6 to a new school and then having to change again for yr 7. We're lucky we can travel back to current school, but it's still a 40 minute drive in rush hour.
