DS is still waiting on confirmation that the enquiries were OK. He starting to move his deposit money now as premium bonds take 3 working days and they need to go via his main account.

The short chain was hoping for 14th but I think it's going to be later than that now but unless they haven't actually answered the questions raised - which people have a habit of doing nowadays - I can't see any hold ups.

I did it twice. It took 2 days to get the new offer both times.

I phoned Lloyds hoping it would be a quick thing to do but apparently we'd have to set up a meeting with an advisor so I don't think it's worth doing. Difference isn't very much.

@BarbaricYawp If it makes you feel better, I couldn't believe the hoops my mortgage company made me jump through and I was porting an existing mortgage with them to a different property! It was my ID they were getting massively hung up and rejecting everything I sent even though it was exactly what they'd asked for. I still can't understand why they even needed ID checks when I am already a customer and in effect they have already leant me the money. So my conclusion is that some banks just like to torture you.

Well my buyers solicitor responded and apparently they are ready to exchange today according to the EA ! Haven't heard anything from my solicitor yet so not getting my hopes up !
There are only 3 of us in the change as our vendor is retiring in his holiday home (lucky for some 🤣) so in theory it should be straight forward !

Out of curiosity how long has the process taken from start to today?
We're also 3 in a chain and 5 weeks in so far.

Hi, I've seen these threads before but never thought I would sell, at least for a long time.

Please direct me elsewhere if this is just for people in the contract stages. But I'm feeling disheartened. Only been on the market a short while. Had a handful of viewings, but not a single offer, so I don't even know whether to expect a call or email if/when I receive one.

I don't know why, but I was just hoping for an offer (at least a cheeky one) but not even had a second viewing from anyone yet.

Just looking for some words of encouragement. It seems that the EAs are also bringing people who want something that we don't have, which feels like a waste of our time, as we constantly have to get the house in a viewable position.

Well my solicitor answered my email with the very useful 'noted' when I said that we are supposed be completing on 14th and I said we can exchange any time, asap prefered. I asked do you want any money and they don't at this time. I can't do anything else. I hate not knowing what's going on.

I have now jinxed my exchange of contracts by tentatively booking in two possible dates for house clearance. The buyer finally got back in touch to confirm he was still aiming for March completion and was my solicitor ready?

Er yes and has been since 21 February, when she told his solicitor she was ready.

He wanted to know if I'd emptied the house yet. Not on your life. Not until we exchange.

Hi @DisheartenedSeller, maybe if you create a separate thread, you are more likely to get a lot of answers! People are happy to give out suggestions if you explain more about your situation, or ways to gain more viewings/interest on the house. Also, it is worth pushing the EA to get thorough feedbacks from people who don't go for a second viewing/offer, to better understand what's driving them away. Plus, a lot of people will tell you to review the sell price!

@movingtoreading I have no words, are they seriously not picking up again?!

I've been in a chain of 3 since mid-November, if that helps. We are 'close' to exchange but not quite. And not sure that we'll ever be, at this point 😆

@HavenSprings, it’s just me and my buyer, though he is transferring his current home to his company. I am not buying anything.

We accepted his offer on 20-December. So newly 11 weeks and not yet exchanged.

Yes, enquiries are the next stage for you. We had 95% of our enquiries satisfied and only just got the searches back like literally now, even though these have been sitting with our solicitors for 2 months and they just passed them on with no notes, so I don't understand why they haven't done this before.

So at the moment it's just a back and forth of - can you please send the right document through, the one sent to satisfy this enquiry was not enough - can you please get an indemnity policy if you don't have the relevant documentation for this other enquiry - etc. etc.

Ah, and also we are still to receive the contract. And the other side of the chain is still sorting the enquiries. No idea whether they are almost there, like us, or further behind.

This is bonkers! But I assume that at least this means that the buyers transferred the deposit...? It might still happen this pm!

Wow some of these stories are just outrageous!!

My Husband is really angry about the deposit issue and wants to make a FOI request to the estate agent. Because they kept changing stories...
I don't think it'll make any difference but said after we've completed he can do what he wants!

It's been 7 years since I last purchased so I forgot how slow this part is. I'm dreading this stage as it does seem to be a lot of back and forth for no reason.
I'm sandwiched between my buyer and vendor this time round, both who seem to be calm throughout the process whilst I'm having sleepless nights. Luckily my EA is a good friend so he's chasing both sides often for us.

I'm incredibly jealous.

To all those worrying about viewing from my neck of the woods south east - markets pretty bloody dead.

We have been started October .... and was told oh yes everyone's ready it's just you (we are top of chain) now it's turned into oh they haven't had their contract (sent since 27th Feb) and the one enquiry their solicitor has missed has turned into 3 as of yesterday.

My EA is useless but it seems they can lie through their teeth and no recourse ? Apparently the ftb solicitors has gone mia for them and the ftb.
So @movingtoreading I feel your pain.

Next someone will go on holiday or someone will die or something like that. Fully expecting the chain to collapse when people realise nope we won't make the deadline of end of march.

I did manage to get it out of EA if is exchange gonna happen tomorrow (Monday response was definitely todays response unlikely)

I mean the ftb may have the funds for extra stamp duty but the other 5 in the chain may not, we can at a push.

Everyone seems to be playing not our fucking problem.

My friend said oh it must me so nice being end of chain, no waiting for everyone and just boom go... and I laughed (because if I didn't I would quite likely cry)
