@WimbyAce yes we will say that if we do not complete we expect them to pay the 3k difference we have to pay for the stamp duty or we relist ! we have been waiting on them for so long ! They just send a new memorandum of sale with a new contact 🤦🏻‍♀️ i hope this new one answers their phone and their emails !

Yes agreed I think they should pay it as it sounds like it's them dragging their heels. Otherwise you may as well try and get a better price.

Our chain is now on life support. Vendors at top of chain issued an ultimatum this morning saying if we don't exchange today, they are pulling out.

We are in pieces and powerless to do anything. We are waiting for the two solicitors at the bottom of the chain to resolve a query on a related sale. Our buyers are chasing to get it resolved and our EA is calling just about everyone.

It's a total car crash that was entirely avoidable, if only people had acted rather than let things drift. I really don't understand how chains are allowed to collapse for want of some basic communication.

@Gekko21 gosh what a nightmare !! Is it likely to be able to exchange today if there are still queries ? Hope your vendors give it a bit more time !

Honest to God. The query is still going back and forth and it's so petty. But the solicitor seems prepared to collapse the chain over it.

I'm never moving house again after this. The estate agent at the top of the chain called me yesterday to reassure me that all is still well with their sellers and my vendor's transaction after renegotiation. This was out of courtesy as I was genuinely worried my buyers were about to pull out and the chain would collapse due to this last minute price renegotiation. This morning I've had an email from my vendors sales progressor telling ME OFF for being called. Apparently they called me before giving my vendor the news. I'm flabbergasted that I'm being told off for something that is completely not my fault. This woman is a nut case. She uses capital letters in her emails all the time and regularly addresses my as my vendors name. I can't wait to never have to deal with her again so praying for exchange.

Will I have to collect my keys from her on completion day do people know??

Sorry so many are having a rubbish time - I’m at the bottom of the chain currently in rented and waiting patiently (ish) for an update on enquiries, on week 3 of waiting.

No idea on what’s going on with the rest of the chain, no idea who is meant to be in charge of this ship - is it me and my solicitor?

End of March is on the horizon and I feel very much a passenger not knowing if what we are trying to do is even possible.

trying not to think about the ££ I have already spent out if it all falls apart. I did go into this telling myself to be cool - let the process happen but it’s not for the faint hearted is it 😖

You normally collect the keys from the EA office or sometimes the EA you have been dealing with meets you at the property to hand over the keys.

Sales progressors have the capacity to be such a force for good. It's a shame they so often aren't.

You feel like it's a job any one of us here would be qualified to do after this is all over.

I don't feel like my own agent deserves their fee at all the amount of chasing and calling/emailing I've been doing. They've actually done f all other than list my house.

The whole process is awful and horrendously stressful. I have been stressed since day 1 this time but just hoping that it actually works out. Tbh if it doesn't this time I'm not going through it again(also not going through it again if it does!) Last time we got close to exchange and it fell through I ended up on anti depressants so I can't keep doing this to my health.

Let's hope all will be well 🙏 I don't know about everyone else but what I find hard is that most of it is on me, my partner does very little in terms of Solicitors, mortgage arranging etc. Is a huge mental load.

If my husband was dealing with this he has openly said he would have pulled out weeks ago because the process is a shambles. He's stayed out of it at my request as he's far more hot headed at times and would have told them all where to go!
But yes it's all I think about at the moment, first thing in the morning, last thing at night and sometimes I dream about it. It's not good.

That's really hard on you to be carrying the weight alone. We tag team - my partner and I both have different strengths so have played to that. I'm very diplomatic and good at the email exchanges. But I hate playing bad cop and getting on the phone. My partner is super at that, so between us we have the bases covered.

Our solicitor has told us that exchange has started at the bottom of the chain. But the top solicitor has also said that she is certain her client will pull out if we don't exchange today. Talk about brinkmanship.

We are last ones from top of chain. The enquiries have been with out vendor's solicitors for 6 weeks. I have been chasing everyone daily and our vendor's solicitors is just MIA.

Whole chain is ready below us - we have even signed everything was hoping to exchange this Friday as solicitors promised the last enquiry would be with us early this week and we could get cracking. And crickets from our vendors solicitors and I'm furious.

EA keep saying we will keep you updated and then acting like oh so sorry we are super busy at the moment.

Any recommendations to help ? Short of going to solicitors office and getting a cattle prod. Really cross

Me too. Anyone else having repeating loop nightmares that seem to echo the frustrations while I'm awake.

I want to go live in a box tbh

Same here but to be honest his method worked today he called and gave an ultimatum that we are relisting since they are getting a bargain and dragging their feet . And lo and behold their solicitors replied and the chain has agreed on a completion date 🤣 sometimes the hot heads are needed !

We've exchanged. I can't actually believe it's happened as it seemed more likely the chain would collapse at 3.30pm. It's been a wild day and I feel quite traumatised by the whole thing. It's a shame our vendor had to issue an ultimatum, but I'm fairly sure we wouldn't have exchanged without it as the bottom of the chain were really not serious about getting it over the line.
