My seller's EA has emailed this morning to say my seller has had survey and EICR back and guess what... she wants to renegotiate due to the electrics. I'm so mad. It sounds like the amount she wants off is minimal as she's said any negotiation will be dealt with by way of an allowance due to the amount as a lender will not deem it at a sufficient level to consider a revised M/O.

This feels so pointless to me and It's going to piss her seller off. I'm so annoyed. So now we have to wait for the answer from her seller and then if they don't pull out she's offered up a completion date of 21st March. We offered 17th last week and she's countered with that as it works better for her work. My buyers have said they won't go beyond 17th as they've been waiting a couple of months now. It seems like she's calling all the shots here!

Fingers crossed for positive updates for all this week.

We are hoping to exchange this week or next at the latest and complete within the first two weeks in March.

We are in a rental so are fortunate to not have to do the full move in one day but so ready to move, this rental was a stop gap after our last purchase fell through and it is so small. Ready to make the new house our home.

Have they said how much they want off? Lots of buyers do this tactic last min to scare you into dropping. Do they really want to start over if you said no. Everyone knows stamp duty changes are just over the hill and therefore will be alot more for them if they pull out and start over.

I don't doubt there are a lot of buyers who try to be cheeky at the finish line, but sometimes it's also due to the sellers. We have been waiting for months for them to produce a central heating certificate/service check/whatever, which is one of the enquiries we are expecting back. If they take a lot to answer these enquiries, and then come back to say they don't have a recent certificate (shouldn't central heating be serviced once a year?) wouldn't we have the right to want to get it serviced? What do you think?

Our seller has said they will get the damp investigated so will have to see what happens there.
Had the enquiries from our buyer, usual stuff re electricity cert which we won't be doing and they have requested another boiler service even though not due yet. Have also asked us to get window quotes which we won't be doing!
I think we all have decent solicitors so is moving along quite quickly.

We get the boiler serviced once a year and it is due in April so they have asked if we can get it done. We may well do that.
The windows are old so they want quotes for glazing replacement but we aren't doing that. In my mind they are sold as seen so you factor that into your offer.

It means that they acknowledge it would take an unreasonably long time to get the mortgage offer reissued for the purchase price they now want to pay, so they'd like the difference back in cash. It's a system commonly used if people decide they want to buy appliances or F&Fs separately to the purchase price of the house itself, and is often dealt with by EAs rather than solicitors. If the sellers at the top agree to do it, it shouldn't hold things up, but it probably depends on how much of an "allowance" they're requesting. It's cheeky to do it at the last minute, but hard to believe it would be a dealbreaker if the sellers refuse, because realistically everyone in the chain wants this to go through, including the CFs.

Still waiting to find out if we can exchange and complete tomorrow.

Our solicitor has been contacted by the buyer’s solicitor by email, although they’re still refusing to answer the phone. They’ve said they’re still waiting for release of funds. We’ve texted the buyer who has said he’s chasing it.

I did not expect this to be still going on the day before the completion date!

Absolutely, the windows were there when they did the viewing! That's absurd.

I have the dreading feeling that our sellers have not serviced the boiler at all since they moved into the house (7 years), so I'm not feeling too demanding now to ask them to get it serviced if that ends up being true.

FFS. Always a step forward and a step back with our chain. Just found out there's an outstanding enquiry, having been told on Friday that the chain was ready to exchange. Top of chain going berserk in case they lose their rental and we risk not being able to secure removals. Meanwhile bottom of the chain buggering around like they've got all the time in the world. So sick of this process - the stress is now really starting to take its toll.

Yes, that's what my solicitors did (ask for the latest certificate in enquires) but based on the sellers response on the TA6 form, and the solicitors pre-warning us that we'll probably want to carry out a check, I have a feeling they won't have a recent one to provide at all!

I've had some good news, the renegotiations have happened and been agreed so it looks like we may be able to exchange Friday after all! There's one enquiry left with the local authority for my vendor but apparently that should be resolved quite quickly. So keeping my fingers crossed now that it will be OK and I can apply for school as a resident on Friday 🙏

I know the feeling about surprise extra enquiries. I'm also heading towards a planned exchange date on Friday, had an appointment with the solicitor last week to sign all the documents and while I was signing various things, she just threw some random comment in about one "little thing" we're waiting for a response on... so all those things I signed are not quite as ready as I thought they were. It's like they enjoy messing with our minds!
