Landlord inspection

I live in a rented flat on the 2nd floor of a building. I'm the only flat on my landing.
My neighbours below who recently have moved in have complained that I have to many visitors.

My landlord is doing an inspection tomorrow.

I lead an active social life and dating life.
I'm a male and I see both genders.

My contract doesn't state anything about visitors.

My visitors are respectful and don't cause a nuisance. I don't make loud noises and I only have visitors in the day time on average from lunch till about 8pm tops, Monday to Friday.

I have paid my whole year upfront.

I feel violated and my privacy is being intruded, they have a crying baby all day and night, they leave smelly rubbish on there landing and I have never complained.

Further more the tenant below has been standing outside my flat door interrogating people I have invited over. Asking who they are and why they are here.

I'm trying to not get angry, but I'm a good tenant and it's not my fault. I'm not staying there for free it's my home and as far as I'm concerned I can do what I want as long as I'm within the law.

Any advice in how I should deal with the inspection tomorrow ? I feel like I want to throw a tantrum

Have they said that the inspection is regarding the complaint or is it just a routine mid term tenancy inspection?

May be totally unrelated.

I would make it clear that you are not doing anything wrong and in fact feel your neighbour is harassing you and your guests.

If all you say is true then you are doing nothing wrong.

If all you say is true then you are doing nothing wrong.

They notified me of the complaint yesterday and are inspecting tomorrow.

Apparently the new tenants are uncomfortable with my visitors going up to my flat.

And the managing agent kept repeatedly using the word multiple men.

Would it be ok if it was multiple women ?

I feel uncomfortable now knowing that the neighbour is standing on guard to harass my guests on my own landing.

I just feel like I'm being persecuted

Well I know where we are a few weeks ago a landlord performed an inspection after downstairs tenants complained about a number of guests visiting the flat above, beyond what would be typically expected, and in the inspection found a weed farm, prosecution pending. Maybe something like that is their concern? For the landlord to be doing an inspection off the back of the complaint they must be concerned that there is something to see, for example drugs, extra bed set up etc, so as long as none of those things are happening you have nothing to worry about.

Yeah this, but to be fair it does depend on the frequency. If it’s 1 guest a few times a week that’s one thing, but if it’s say 4 or 5 visitors every day I can see where you might think hmm, seems as though there is something a bit fishy going on there, from something reasonably innocent like running a business from the flat without permission to something less innocent like drugs etc

I would just go ahead with the inspection and wait for them to bring it up if they dare. And then you can address it

I'm the most quiet tenant. I even vacuum the landing and stairs so I have a tidy entry. I've even fixed a bunch of things there.

I have about 8 people buzzing my flat per day all during reasonable hours. Some of the 8 would be Amazon or deliveroo.

Amongst that figure is friends, colleagues and dates.

My building is on a busy street in central London.
Definitely not a weed farm in my flat lol

I just don't know how I should handle the visit tomorrow,

8 people a day every day would absolutely be enough to raise my concerns enough to report to a landlord.

I would be concerned of a sex worker or drug dealer if my neighbour was having that many visitors a day, assuming you don't work from home and have clients round. Eg hairdresser, nail's etc. are you working illegally from home?

Absolutely this. The neighbours are totally right and reasonable to have complained about you OP. And I’m not surprised at all they’ve asked the visitors what they are there for, I would be too!

Just be glad they tipped off the landlord and not the police.

Not 56. As my weekends are with my son. So I don't do anything other than see him.

I wouldn't say I work from home but my work is remote, as i own a building business so I only pop out when I need to. And I have residual income from other investments, so to answer your question I don't work a traditional 9-5 at the office.

My work is mostly paperwork, phone calls and administration of my company.

I don't know why neighbours just don't mind their own business. I don't make noise, I don't cause damage, harm or distress.

Well, my partner and I both run our own businesses from home, we get multiple deliveries most days and collections but the neighbours would see all those vans in the street and wouldn't worry about them. Individuals on foot not in a delivery livery would arouse suspicion I think.

8 people a day is a lot! I doubt they're worried about couriers. They might feel a bit unsafe with all the comings goings and think you're doing something illegal. A friend saw a lot of men going to the house next door and they worked out it was a brothel operating illegally in a residential zone so they staked it out and gave evidence to the council to shut it down.

Be upfront with your landlord that it's all innocent but you understand the concern and reassure them it's all legit. Go and meet your friends and dates out sometimes.

Nobody in their right mind would “mind their own business” if their upstairs neighbour had 8 visits per day from different people. It’s a very natural concern that something untoward is going on there, drugs, sex work, working from home without permission as just a few examples- they have the right to feel safe in their home and I wouldn’t feel safe with that level of visiting when I had no idea what was going on.

They were absolutely within their rights to report this.

Edited to add- you are causing distress. 8 random people every day IS distressing as it does seem as though something very dodgy is going on. Nobody has 8 different friends popping over daily.

Is the buzzer an issue, is it waking the baby? Creeky entry doors?

A new buzzer kr door may help your visitors be more discreet perhaps
