Why is my house not selling?!

We've had our house on the market since September and have only had one offer - 40k under asking price! We're thinking we may have to drop the price in the new year, but houses are so expensive around here that we may not be able to afford what we want if we do. We're looking to 'upgrade' to a 4 bed with a bigger garden and will have to add a further 160-200k to our sale price! Feedback so far has been - garden is too small and bedrooms are too small (wich is why we want to move). We want a new build (?!) @70isaLimitNotaTarget unfortunately we couldn't extend up as our neighbours have a window on the side. We also can't go up at the back or out at the front due to the 45 degree rule. The pitch on our roof is also very low, so we can't convert the loft

So I'm a bit confused - why does the agent spiel say 'potential to extend' in the first sentence?

Think it’s a lovely house. I would probably try to move the coats though. You will probably need to reduce the price in the new year if still no offers.

Look at the recently sold properties- houses just like yours going for 100k less in 2023.

A 3 bed detached in the same street as yours went for £298k in 2023 and another in the same road went for £307k. Why is yours worth around £100k more just a year later? Yours seems over priced by comparison.

What struck me is that I’d have to redo the kitchen- the fridge is in a terrible and prominent location.

and looking at the comments here others also think it’s an issue.
I think I would think carefully about if it’s possible to religious kitchen so the fridge is in the run of units next to the cupboard next to the loo instead of pride of place in the centre of the room

@Doris86 no we don't want a new build - that's the feedback people are giving, so I don't know why they're bothering to look at ours! You can't really compare our house to the price of others when you don't know the area - this house is at the back of us and 25k more. Personally I don't think it's as nice as ours. Yes it has a slightly bigger garden and a conservatory, but I don't think that is 25k more? what this has over yours; a snug, a large conservatory, a garage, better kerb appeal (the front of your house isn’t very attractive to me). That’s worth more than £25k to me.

Your decoration is lovely and won’t be holding anyone back. Ultimately I think your house is over priced for the size. 3 bedrooms, 2 rooms downstairs. I bet you have laundry everywhere and very few quiet spaces. I think you need to lower the price.

Cats and plastic grass would be deal breakers for me, I am very allergic to cats and the presence of them is made very obvious. Agree theat the fridge position is odd and the coats need to move too.

What I think I will do is: • Lower the price after christmas to 385k. • Add some planters and spring flowers under the windows at the front. • Jet wash the drive and paint the garage door. • Take photos of the downstairs loo, storage area, shower, space opposite the fridge, front door and hallway. • Get a new bed with the curtain at the bottom (or alter it in some way!) • Paint the office in a pale colour and maybe put in a smaller desk? • I know a lot of people mentioned the fridge, but there's nowhere else to put it! • Maybe add the work we've had done over the last 2 years? New doors, windows, guttering and fascias? Anything else?

I’d get a kitchen company to give you a plan for redoing kitchen.
from their plans see if you can adjust current kitxhen.
you saying there’s no other place for fridge makes it even more undesirable.

I think it's really tastefully decorated and look lovely and homely. The only thing that would put me off is the plastic grass in the back garden. I think it's a no-no these days, and it changes the house from somewhere that would need nothing doing to it to the thought of the hassle of having to lay a lawn.
The price looks very high to me, but I don't live in your area so am not qualified to say- it could well be priced correctly.

The kitchen looks fairly new, you could get a matching cupboard although it's worktop space you seem to be short of with all the gadgets
I'd move the fridge to where shown here and re hang the lobby door so it needs less space. (C being a cupboard maybe for coats?)

I think your property looks well looked after, and nicely presented. It is a pity that the agents stopped giving details of garden size. Having said that, anybody who says "oh, the garden is small" is a time waster to me, as you can easily find out the location, the plot size from all sorts of websites. We got viewers feedback like "the garden is too big for us to maintain" "the garden is too small for my son to practise cricket" .

It is really frustrating to hear these comments. Some people do not have imagination to envisage how they can turn a house to their own home. Or, they simply do not have the funds to convert / renovate your property to their own home.
Some just want "ready made" house/home for them. I honestly think there are home owners who have never picked up a paint brush. They are so used to "ready made" everything. I wish you better viewers next year, and it is true you only need one buyer. Good luck!

Could the fridge freezer be moved to the blue wall in the kitchen where you currently just have a picture up?

If not I agree with a PP to move it to where the little sofa currently is. Not ideal but there is no ideal solution. The kitchen/diner is big enough but poorly planned out, unfortunately, to have no proper space for a fridge & freezer.

The kitchen is imho the worst issue there. I would not pay this money to actually not have proper fridge space and have it so awkwardly. I refuse to accept this on smaller budget.
Moving the fridge as pp suggested might work.
I cannot for the love of god under why so many new-ish kitchens don't have proper placed space for a fridge nowadays.

The price is another. While the other people posted needs work, it is larger. Good to hear you are willing to drop.

The rooms don't look bad by measure on the floor plan but look like you can barely walk around beds at some points.

I agree. I would normally say leave it to the Spring if in no hurry to sell. But not this year with the stamp duty changes in April.

I looked at the link without reading the comments here first to give my genuine first impressions:
Tastefully decorated, looks clean, well maintained and well looked after.
Possibly the main photo re-angled so it doesn’t look so close to the neighbouring property. And this would make it clear which parking is yours.
The fridge in the middle of the otherwise lovely kitchen is a red flag, as is the curtain at the end of the bed.
A separate shower is a good thing but the picture doesn’t suggest that. Perhaps it’s in the video but I don’t watch videos unless I’m particularly drawn in by the photos.
I also noticed the coats - this is a major problem in most family houses.
It is on the small side. I live in an area with very few detached houses, except for really large ones. So I always expect detached houses to have lots of space and big gardens. Perhaps that’s just me not knowing the area though.
Wondering if you can temporarily put some stuff into storage so the pictures make it look more like photos on Airbnb, which might help buyers to picture it as their own place. If it was a short term rental it looks lovely but I’d wonder where I’d put all our stuff as a family living there.

Is there anywhere a small cheap fridge could go that looks less obvious that there isn't room for it, then you could put the fridge freezer in the garage for now and still use it..

I properly love your house, this isn't half as entertaining as these threads often are. I know some people have said they dislike the corner bath but it's a jacuzzi bath! Only thing I don't like is the grass, same as others, but it's the kind of thing that's liveable with until it can be fixed. I agree it must be price.

It’ll be the price. It’s high compared to similar sold prices. The garden is also artificial grass which will put a lot of people off as they’d have to spend a reasonable amount of money re-doing the garden.

When valuing a house, the main information used by estate agents is the sold price of similar houses in the area. With 2 equivilant houses in your road selling for around the £300’k mark last year, you need to ask your estate agent where on earth they got the figure of £400k from.
