Why is my house not selling?!

We've had our house on the market since September and have only had one offer - 40k under asking price! We're thinking we may have to drop the price in the new year, but houses are so expensive around here that we may not be able to afford what we want if we do. We're looking to 'upgrade' to a 4 bed with a bigger garden and will have to add a further 160-200k to our sale price! Feedback so far has been - garden is too small and bedrooms are too small (wich is why we want to move). We want a new build (?!) We feel like people are just wasting our time! https://www.rightmove.co.uk/properties/152025230?utm_campaign=property-details&utm_content=buying&utm_medium=sharing&utm_source=copytoclipboard#/&channel=RES_BUY

Well looking again at brese ave

number 14 sold at £5,250 sqm in 2024

so that would suggest £420k as an asking price, putting the property £20k under valued

But no. 14 is a bungalow (40sq m) and they always have a higher price per square metre.

As they say, the true price is the one someone is willing to pay, and it seems pretty clear that there's no interest at £400k.

I'd suggest the OP remarket it in the new year (perhaps with a new agent/ better photos) for Offers above £375k or Guide Price £375k etc.

So what that the property is a bungalow? The website is going by the square meter & you said it was correct.

the house in campreano drive listed around 85 sqm but also up at just shy of £400k yet your website would have it priced at £355k

Drop the price by at least £50k based on previous sold prices, declutter the house even if you have to hire some temporary storage.

Remember we're now in a contracting/slowing economy, with a recession next year by all intents and purposes, plus housing cost inflation outstripping consumer price inflation makes property not a good/ enticing proposition.

This makes people nervous/cautious about such purchases especially when economic fundamentals are in the bin, and by looking at what's around near you on RM there's bigger properties for similar money.

Agree that the position of the fridge isn’t ideal.

Or the coats. (And it looks like astroturf in the back garden - not everyone likes that.) It looks like a very nice house though!
