New build garden size inaccurate/too small

We are buying a new build and the developers took forever to get back to us on the measurements for our garden. I thought in the meantime I could roughly work it out from the site plan, given that we had all the measurements of the house. So the house is 30 feet from front to back and the plans showed that the garden is the same length. So I estimated it was hopefully at least 25 feet long and as its wider than it is long, and based on house measurements, I estimated it was 30 to 35 feet across.

I know they aren't completely accurate, however when we finally did get the measurements back they have told me the garden is 17 feet long by 20 feet across.
The plans actually show the garden being almost twice the size it actually is! Are they allowed to be this far off and what can I do about it?
Lastly for a 3 bed, 3 storey house, housing 2 adults and 2 kids, is a 17 by 20 foot garden big enough?

Found the garden measurements.
The house width is 13ft so I don't understand how the garden is only 20ft wide based on this picture.

If that’s the developers dimensions then that’s the size you have bought into.

I understand that but the picture still doesn't make sense seeing as we know the house width is 13ft

coild that strip be a nature corridor? i.e. the land belongs to your plot but is not part of your garden.

you need to speak to your conveyancer and the builder.

Doesn’t the 20 ft wide in latest picture include width of house, width of driveway and a bit more?

Have you actually been to see the house/plot so that you can see for yourself how big it seems and if it's spacious enough?

Also, are you saying your garden will be adjoined by a car park and overlooked by a block of flats?

When we brought our new build, the developers refused to give measurements of the garage or the garden.

I was able to arrange a site visit to take my own measurements. Maybe this is something you can ask about?

Could you also check with your council on minimum size gardens? For us, a garden had to be at least 11m long if it backed onto another garden.

So your house details the width inside (of bedroom 2 and 3 and the living area) as 4.22m. This is the green arrow I have drawn on your picture.
So they are saying, from their garden diagram, that the purple arrow I have drawn is less than 2m.

Does anyone know what the symbols are that look a bit like an upside down seven on the land “outside” the garden. Do they denote a bank/slope?

If you mean the lines with zigzags at one end
They indicate a slope

Ask them to explain it because they have clearly misrepresented it. I don’t know whether it’s fraudulent but I would be very annoyed if I had spent a lot of money already.

I will be speaking with them tomorrow. I can't even go there to see it yet as the whole road is still under construction.
Their measurements are clearly off and I need them to adjust it so its accurate before I make any decisions.
