If a house is bought for cash, does it not show up on Rightmove under "house prices"

I want to know if the builders gave my neighbours a better deal than us, but it is not coming up on Rightmove (ours is there and we moved in at roughly the same time).

They may show up on the next quarter if they were a bit later than you.

fimbo - you do need to join up for those figures, although other websites have them. many (maybe all?)charge you see the figures. google land registry prices to find more.

but no, the price won't be on rightmove, and anyway, rightmove only shows the asking prices - not what the property actually sold for.

up my street this has prices by quarter, you have to register, but it doesn't cost you anything. Search by your postcode.

Thanks Beautifuldays. That website kind of answered my question. It depends how quickly the solicitor contacts the Land Registry. I guess I just need to wait and see.

SP - sorry to correct you, the price that the property sold for is on rightmove under the house price section!

try nethouses prices.com although our neighbours' hasn't been listed yet from end of January. It picks up monthly from Land Registry which in itself can be a couple fo months behind. Also newbuilds may be funny in that they don't always register as the final address and not sure how they deal with part exchange delas , for example.

Found our neighbours' (road name was incorrect ) and they paid 20k+ over asking price and it sold within a week !

OMG Liz especially in current conditions, although having said that, the same house as mine was sold to a property investor who has lots on this estate for £35k less than what we paid.

Still haven't found my neighbours yet, will try again next quarter.

I think you might find the info on this site
www.zoopla.co.uk that the Telegraph featured a couple of weeks ago. I think their premise is dubious, but their info seems accurate.

but rightmove's info is not comprehensive (unlike the sites that use registry data). I am fairly sure their using estate agent data, which would be asking price at time sold, not actual sold price (why would an agent bother to tell rightmove if a house sold for below the asking price?)

The rightmove data comes from teh land registry and does indeed show actual sold prices not asking It didn't used to though

But, but, but...the house I'm currently in shows agreed sale price not actual sale price because a few £k were knocked off just before exchange and no-one could be bothered re-drafting contracts.

It's not showing the same prices as the other land registry site I've visited though.

ah Tinker we were in that situation. The contract price is what usually gets registered regardless of any cash back type transactions, and that is the price you would have paid Stamp Duty on.

That Zoopla site looks a bit scary actually, looks like it's possible to alter a house's value on there by entering more information about it. Could be well dodgy if the info you enter sends the price in an 'undesired' direction, especially as anyone can enter details on any house

Weird site and it rather assumes that the price paid before was "correct" ie. not over/under market value. Still it says we've "made" almost 40k in a year .
