Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

It’s a full rip out….

11.45 and we’ve discovered bottom of chain don’t have mortgage funds in place. I am Livid.

@Muddledandmiddle Oh no! What's that going to mean for completion? Are the funds just slow to arrive or will they not arrive at all??? So sorry you're going through this :(

I honestly don’t know, my solicitor is in disbelief- she has indicated she thinks the issue is that the solicitors for bottom of chain didn’t request the funds in good enough time and thus they have no arrived. Could they still arrive today? yes. Could they also not arrive at all today? Also yes.

bottom of chain, our buyers buyer, and their coloured have been complete fuckwits this whole process. This sale is delayed by around 8 weeks due to them right now. It’s horrific.

I spoke to my estate agent about the lack of replies to enquiries. Turns out the seller's solicitor has had them for a month and not done anything with them. My sellers are chasing to receive them, the EA is chasing, I really don't know what more anyone can do. But I have a hard deadline for completion in January so if it doesn't get resolved this week I'm going to have to pull out and hope I can find a rental for the start of January. So frustrating!

I'm getting my house ready to list and, prompted by @Crikeyalmighty post above, I'm trying to get some paperwork together to make things more straightforward.
I've booked the boiler in for its service and am sorting a chimney sweep. Our house is listed and we've made a few changes so I've saved the Listed Building Consents from planning. What else might I have forgotten that I'll be asked for?

Check for the following:

FENSA certs for any windows you've had replaced
Boiler installation safety certificate
Certificates for any electrical works you've had done
Wood burner installation and / or service certificates (if you have a wood burner)

Sounds like you've got any buildings regs covered. Have a look on your council's planning website as it will list any applications made / certs filed - that will job your memory as to what you've had done and then you can check you have the certificates to hand.

I may be wrong, but if you've already exchanged and agreed completion for today, aren't they liable to pay any additional fees you incur? As I said, may be wrong, but worth checking.

@Muddledandmiddle it's frustrating and upsetting but it'll be very short term. At least it definitely will happen and very soon because exchange is done. I think they may even have to cover any costs you are incurring (hotel etc) but get your solicitor to check.

We got to the Friday with exchange about to happen and completion arranged for the Tuesday and our buyer pulled out. This time I will insist on 2 weeks in between and I won't pack a thing until exchange is through. The whole process is bonkers!! Good luck!

vendor has changed his mind about the house he offered on so chain is no longer complete. 4 weeks and no memorandum of sale either. Let’s hope it’s just a short delay while he finds something suitable ..

After fucking around with building regulations nonsense we've been told our buyer wants to complete no later than mid Jan. which leaves us 6 weeks from today to find a rental which is impossible.

We've been told that her time is very constrained by nature of her profession - whereas apparently we must have all the time and money in the world to uproot our family and 6 year old daughter with 6 weeks notice when actually it's only 4 weeks to include Christmas.

I don't want to rock the sale but I'm not making us homeless either.

oh my god, they pulled out so close to exchange? I’m so sorry!

sat in my car waiting. It’s bloody cold and we’ve got school runs in a minute. I’m so upset. I think we’ll get keys by 5pm but frankly what use is that.
