Welcome across everyone!

We’ve got six nights until we move and the insomnia has set in!

It’s taken us three threads to move and I hope this thread is the one I graduate on….

Best of luck to everyone! May your agents be truthful, your conveyancers responsive, your lenders generous and your chain reasonable!!

Utterly ridiculous, isn't it? I wonder if it is one of these things that conveyancers pick up just to make them look they are worth their fees to their clients (buyers). I do feel that some conveyancers are not acting on their clients interests at all. In your situation, was it the buyer insisting or the buyers solicitor insisting on the extension planning?

I think it was the solicitor mentioning it and a first time buyer with little knowledge and experience panicking.

Does anyone know if you can just get the proceeds of sale paid into your current account? I can't find anything to buy yet and was going to wait a few weeks/months, I thought get the money in the current account and then move it into, say, NS&I as I'd read thats a good place to deposit funds for a while?

@movingtoreading prob upwards of £7k for whole house? I had half a house done 6 years ago it was £3,500. Thats basic UPVC, I've seen since neighbours do lovely new Crittal windows - had I known I would have had them but I imagine that's like £20k!

I don't know the answer but would like to know. We are going to be in the same position soon and based on the usual £80k that can be guaranteed by a bank we are going to need to open a few accounts to protect it. I'd rather it goes into one account with a decent interest rate as based on the current state of the market, we are going to be renting for a little while.

He has not changed the windows since he got the house in 2005 ! All the houses in the street are completely different from each other so can't really compare !
Is it reasonable to ask for them to allow someone to go around for a quote ?
I don't want to ask for a price drop as we could see the windows were old when we saw the house ! But i would like to get an idea on how much we are talking about !

If I was a vendor I wouldn't be happy with that, but you can only ask - and yes, it will be a considerable outlay, esp if they are 20 years old. Have you had an offer accepted already?

I'm looking for a 2 bed terrace around £270k listed price - so as I go round I always think "windows £5k, new bathroom and kitchen £5k each" and so on, because that's all I am willing to spend so I'd need everything done on the cheap (obvs not all houses need all 3 things). I then deduct it from asking price at initial offer and see what they say. So depends what stage you are at. A house that size I'd be going in my head "windows £20k" and so on. It's all relative eh.

Yes we had an offer accepted for 20k under asking . It was on the market nearly a year and it was a bit overpriced for the condition . Is just that would mean we would have to put off other work that we had in mind .
I think i will ask if we can get dimensions to get an idea .
The surveyor also said possible rewiring needed as it will likely fail modern checks ? But the electrics work ! Reading this reports is a mind field like i don't know is it actually a problem or are they covering their backs !

At what stage is it "safe" to start booking in moving vans, planning the move? I think I've read too many horror stories on here about sales falling through at the last minute so don't want to jinx anything. We're due to complete in early Feb, but we're just waiting for confirmation from our buyers after their latest enquiries. I want to get excited but the gnawing anxiety is stopping me!

Last time I checked, deposits into NS&I were protected up to the maximum allowed in the account you choose:

"Most banks only guarantee your savings up to £85,000. We’re the only provider that secures 100% of your savings, however much you invest."

The limit is £2million per person in the account I have, the Direct Saver

Get quotes and pencil in once you have a date. But don't actually book until you exchange. Once you book, you are liable for payment (at least in part) and there's no guarantee it'll go ahead on that date (or at all) until you exchange. In terms of planning, start now - declutter if you haven't already, make lists of everything you'll need to do in the run up.

For less than £50k it takes 1 banking day, 2 banking days for £50k +

It was very quick to get the account open, but obviously best to do in advance so you have the sort code and account number ready for completion.

Does anyone have any idea how much would it cost to replace bay windows in a 1930s property ? Survey actions has this as a priority but cant seem to get a general cost online without having to give phone number 🤪

As in just putting UPVC in because the wooden ones have rotten - or is there an issue with the brick part? If just the UPVC, as far as I remember when I had my bay done, it's basically the cost of 3 windows. The one at the front and the two sides. Fitting isn't a problem - they are used to doing it and just whack an acro-prop in when they take the old window out until the new one's back in to support it, so there weren't any extra charges for that in my case at least.

I've never heard of anyone doing extra visits at this stage unless it's to measure up curtains or something like that?

  1. Make sure it's still standing!
  2. To measure up
  3. To get excited (or.realise what a huge mistake I'm making)

DSs survey is back. Just a few issues and certificates required. Most of the issues he will sort on moving in. The vendor will hopefully sort the others - one he's already onto now.

Have any of you provided an Electrical Installation Compliance Certificate? The one there's no legal obligation to provide as he's been advised to get one as no apparent check has been done and the house is over 10 years old.

Now for the hurdle of the searches.

We got the same recommendation from the survey we asked the seller but they said no legal obligation for an electrical check
So we would have to pay for one ourselves !
