We are looking to move house and it seems Hampstead ticks all of our boxes! Any suggestions of particular roads or areas? Or just general views!

hampstead is not at all well connected to Heathrow.

if you want to be near heathrow or pinner, you should be looking in Acton or Harrow or somewhere further west.

also, 1.5million won't get you far in Hampstead village - maybe a flat with a tiny garden.

look on the metropolitian line in Harrow and you'll find much bigger houses with proper gardens and better links to your family.

The village is much busier, lots of shoppers and tourists, but beautiful streets (quite a rabbit warren feel once you get off the main drag). Lovely houses, lots 18th C. Very close to the heath. Has its own tube. It would be my absolute top choice for where to live in London but not for everyone. Also hella expensive.

Hampstead Garden Suburb is also lovely but much more quiet and suburban. Doesn’t have a tube. Houses are early 20th century in the main. More affordable.

Traffic is also tough in Hampstead but again that won’t have escaped your notice. I’ve thought about this as I may ultimately downsize to a Hampstead flat but now that a couple of areas have better restaurants with more community I may not. (I’m also a long way off that stage!)

We want to be close-ish to central London so not a fan of Harrow or Acton. Also we’d be driving rather than using the tube and often driving very early eg 5am to Heathrow.

I think it’s firmly flat territory at that point so no outside space.

NewHouseNewMe · 03/11/2024 08:46

Have you looked at Stanmore, Mill Hill or Whetstone OP? They’re closer to the M25 and North Circular for Heathrow pick-ups and you’ll get a nice semi-d house or a huge flat with a roof terrace for the same price.
Mill Hill and Whetstone have a great night life with lovely restaurants and independent shops. (Stanmore is a bit rubbish for night life).

We did but weren’t a big fan of the schools!

£1,5m in Hampstead won’t get you a house but you could get an ok flat eg https://www.rightmove.co.uk/properties/152268674 (this is on a busy road though).

Same money in HGS would get a house and garden.

Check out this 3 bedroom flat for sale on Rightmove

3 bedroom flat for sale in Fitzjohns Avenue, London, NW3 for ÂŁ1,500,000. Marketed by Hamptons, Hampstead

Thank you for helping! Seems HGS will get us more
of what we want. As we need a house with garden (small kiddos!)

Not if you want to be close to pinner, Stanmore and heathrow on public transport!

You won't get a substantial house, garden and parking for 1.5 million in HGS. rotherwick and Corringham thst you mentioned aren't in HGS

NewHouseNewMe · 03/11/2024 08:55

Ageeed. 1.5m gets you a semi in Finchley or Golders Green but not in HGS.

Still not particularly close. 45 to 60 mins to Stanmore or pinner in traffic

pinklemonsparkle · 03/11/2024 08:59

@SeLHopeful2024 SE London rocks! Well parts of it do anyway, like anywhere in any big city.

My corner is fab, great community and lots going on.. a far cry from when I first moved to the area from Ealing 25 years ago!

Rotherwick is in HGS and the part of Corringham at the end of Rotherwick. Might be just above the £1.5m though…

Grepes · 03/11/2024 09:09

Acton seems to tick your boxes location wise and you should be able to get a house with your budget

Ah yes sorry, my mistake. That budget won't get that house there though......

I think it depends what you want to prioritise- space or location. Would recommend going to have a look at some houses in the flesh- hard to get a sense of how far your budget will go without actually looking.
Having had a look at Rightmove there are quite a few on there that look weirdly cheap and have been on the market for months so not helpful for getting your eye in.

I think HGS may be doable depending on what you want (sacrificing space for location)- there are some smaller cottages that come up and are lovely with lots of character but they tend to go very quickly. Hampstead proper definitely out.

CrotchetyQuaver · 03/11/2024 09:25

As a student many years ago I lodged with a family in Hampstead Garden Suburb the Heath extension was at the top of the road, I thought it was lovely there, very different to Hampstead Village, a lovely place for families so close to central London.

friskybivalves · 03/11/2024 09:26

Three in HGS (the last two say offers over ÂŁ1.5m but they have been on the market a while...)

And one in Hampstead. A three-bed. Not sure you would call it, er, trad village property. Confused
