Please can I have some feedback on what can be done to improve this listing? It’s been on since February, one offer and a handful of viewings. Limited feedback. Not my house so feel free to be critical and I’ll pass it on tactfully! 🤣

Personally I think some of the rooms look too cluttered and the photos need to be redone. It has been reduced by 5k but the listing doesn’t state this.

I agree it's cluttered.

The art and knick knacks indoors and out add nothing to the general impression.

There are items visible on top of a wardrobe, and little storage bits and bobs stuffed with toiletries. Bedside table also has lots of stuff visible.

Too much furniture in the living room.

Unless the gazebo thing in the garden is included in the sale, it should be taken down and put away.
The knick knacks attached to the fence need to be removed.

Front view is very bleak and bare.

House interior looks very bland and beige and doesn't come across as spacious.

A motivated buyer would be able to get past the negatives and look at the space, but they would also be thinking of upgrading the bathrooms, painting/ decorating, possibly new flooring, and more.

For it only being 2 years old the only modern things about the house is the kitchen and exterior. The rest of the interior screams old person, with brown sofas and cushions, flowery curtains and old fashioned bed covers. Chances are this house will appeal to families who prefer a modern look.

Disagree about the gazebo I think it looks nice. Even if it’s not staying it shows how the garden could be used for eating outside.

Cluttered ?? It looks pretty much immaculate! It is new house. There are probably lots of similar ones which will make it harder to sell.

The problem with the gazebo is that there are too many photos of it, considering it's a portable item and may or may not be included in the sale. Photos 18-23 need to be reduced to 2 or at most 3 photos and some of them show the garden very poorly (keep 19 & 20, ditch the rest).

My house is at least HALF the size of this house & only 40k cheaper. it’s tiny compared to this.

i cant see anything at all wrong with it. Great house & great price imo.

People might be wondering why the seller is moving on so quickly from a house that looks brand new? That would make me think "what's wrong with it/the area?"

The house itself is fine inside. Just a typical characterless/featureless new build. The only thing for me that jumped out was that the kitchen has a big lack of counter space and storage space for a 4-bed detached home. My 3-bed semi has twice as much.

Must be the price.
It's neutral so you can move in immediately.
Bathrooms look like they need a spruce up.

I don't think it's cluttered (and I hate clutter). Garden is quite small - our house is about that size but garden much bigger.
I don't know the area at all so can't comment on price.
Also the house is bit bland. It won't have effect on price but putting some colour/pattern will make it more memorable?
