House not selling - feedback?

Please can I have some feedback on what can be done to improve this listing? It’s been on since February, one offer and a handful of viewings. Limited feedback. Not my house so feel free to be critical and I’ll pass it on tactfully! 🤣

Personally I think some of the rooms look too cluttered and the photos need to be redone. It has been reduced by 5k but the listing doesn’t state this.

I think because the furnishings are old fashioned, and the curtains are frankly awful, it looks like a probate house not a lived in new build.
It's in great condition but it gives the vibe of neglected timewarp.

Offers over is a big turn off. Why is there a picture of a wall (pic 9?) not that it’s going to stop people buying but it’s annoying. It’s a nice enough house. Garden is small if there’s children, which might put people off.

I know exactly where that house is as I live in Fife. I don't think it is the house presentation. I think the issue is the location. It's part of a large soulless development and that plot looks fairly near what is a pretty busy road. Crossing to walk anywhere must be a nightmare and the schools aren't particularly close.

Totally agree with this. I also know the area well and am actually in the process of looking to move at the moment. I haven't looked twice at this house though when searching.
This is really overpriced for the area and is near some very busy and congested roads. Tiny garden as well and so overlooked.
The presentation isn't bad. The living room is a bit cluttered, but it's not the problem here. I would reduce quite a bit I'm afraid.

I would ask myself “Why buy a 2 year old when you can get one unused along the road?”

Take it off and try again in March? Looks stale being on since Feb.

Minor tweaks for new pics-
get rid of dining table in the kitchen, surely it should be in the dining room?
Looks a tight fit.
Remove all shampoo bottles etc and nick naks…nik naks! and photos round the house.

Some potted plants out front, hanging baskets for curb appeal and colour?

It looks perfectly presentable, if a bit boring. My comments would be:

Enormous furniture, eeeny-bitty living space.

Is there carpet in the bathrooms? That always makes me wince.

No markings on the floorplan of what fittings are in which bathrooms.

No shower in the main bathroom (assuming a family moves in, the kids/guests can't have showers which slows down use of that room hugely).

No indication on floorplan of downstairs toilet.

I'd have questions abut why they're selling up after 2 years (nightmare neighbours?) but that's for the agents to deal with.

There's not enough living space for the 4 bedrooms.

Have either bed 2 or 3 as an office with a sofa bed in it (to show it can still work as a double bedroom (if you put the smallest bedroom as an office it will appear that it's not big enough as a bedroom), and move the dining table to the dining room.
The first photo (of the kitchen) sets expectations very high, and then everything that follows is a big disappointment.

A lot of the furniture appears to be big, which won't help make the rooms look like they're good sizes, which means getting people through the door will be hard.
The shed isn't helping matters - it's too big for the garden (is it really needed with a garage?) and is up close to the living room so it's what you see from the window. It makes the garden feel even smaller than it is.

It's the price.

Who wants to buy a two-year-old new build? Nobody. It's like buying a six-month-old car. The fact that someone is selling in the first place makes you strongly suspicious it's a lemon. Much more appealing to buy an actual new build and potentially have some choice on the fixtures and fittings. Many of which do look strangely dated to me in a property that has only just been built.

There's not a huge amount of living space for a 4 bed. 3 larger bedrooms would be better but maybe there's more money to be made with 4.

If I were buying a 4 bed I'd want a utility. Even a tiny one.

I'm not sure what you can easily do about it, but the house has a very different look indoors and outdoors. Outdoors is very grey and 'trendy' whilst indoors has a much more old-fashioned decor style. I know no one's buying your furniture, but I can see it putting people off. People buying new building tend to be buying a lifestyle to some extent. An easy fix would be to rehang the pictures at a better height, it's really jarring in the image.

Sorry, this made me laugh as it’s actually my parents’ house and I’ve been taking the piss out of them for years about just WHY they insist on hanging absolutely any picture in their house at such a daft level. We have v different tastes interior wise and I agree with all the comments about their furniture/curtains. 🤣

Firstly, I hate "virtual tours" that are just a slideshow of the photos - pointless (even before you factor in the lady having a cuppa)!

The Matterport virtual tour link isn't working (for me at least).

Interestingly, the video tour on this did show the garden without the massive gazebo covering which I think would be better. It's difficult to tell which way the garden faces, but if they could take photos at a time when most of the garden wasn't in shadow, it would be better.

I agree with re-presenting the dining room as a dining room, but if they need the office, I'd be reluctant to say turn bedroom 4 into the office, as it's useful to people to see that it is useable as a single bedroom. Maybe just get rid of the sofa in there?

Otherwise I think it's fine. Some of the rooms feel a bit small, as does the garden, but there's not anything they can do about that. It looks like a nice family home.

If I was being really picky - what's the flooring in the bathrooms? It looks like carpet in the photos? The main bathroom has marks on the floor in front of the loo and sick, which doesn't look great.

The main bathroom also doesn't have a shower in it? If you're selling to a house with a family, the kids are not going to want to have to traipse through the master bedroom to use the en-suite shower.

I always look at the floorplan first and spent far too long trying to figure out where bedroom 4 was as I could only see 1, 2, 3 and 5!

At the price they are battling with a lot of brand new build homes, so competition is tough. When you do a Rightmove search for KY1 their house is almost hidden in amongst a long list of brand new 4 bedroomed houses for the same/similar price.

Is the grass artificial? That would put me right off. Inside is lovely, the only doubt that I had was the room being too small for the dining table and chairs.

It has ‘ask agent’ for some things that should be on there, like the EPC (which is legally required to be on the advert) and size. That looks lazy.
