Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

Just waiting to see if our purchaser will come back to negotiate because of the stamp duty increase. They are buying this house as a buy to let so the cost will go up for them.
I'm happy to send an email and say don't bother asking us. If you'd pulled your finger out and not taken 5 weeks to ok go ahead we wouldn't be in this situation. Grrr.

Just found out that our buyers are going on holiday on monday for THREE weeks, just decided to let the agent know and means the rest of us in the chain have to wait until december to exchange. FFS

Similar for our buyers @sammylilac We either exchange and complete by 14th Nov or it will be December. Tbh as long as we exchange asap I couldn't give a monkeys what date it is before xmas, I just want to know that its definitely happening.

@sammylilac you can complete and exchange same day. I did this on my last purchase was stressful would not recommend ha!!! But usually around 1 week from exchange and completion is standard

I think it would be beneficial if right at the start when the offers are made, that dates are given when the potential buyers are away.

I got one quote today, reasonable, but I have to pack every single thing more myself. The other man hasn't sent it yet. Even if he's free it is a no. Waiting until week after next for a further quote for comparison and to see what service they offer. I'm doing it alone with three pets so might need a bit of extra support.

Packed three more boxes. Up to 99 now.

I feel your pain!! Everything is in place for exchange with all parts of (tiny) chain ready, just vendor delaying exchanging for reasons best known to himself! Anyway everyone now agreed to exchange no later than 8th November and to complete on 21st November. So really just crossing everything here that it goes through and looking forward to no longer being at the beck and call of the vendor and his strange ideas/whims/inability to pick up the phone for weeks on end!

Would be great if some of us long timers on the thread get to graduate soon....

They don’t have to be physically present to exchange so why the delay? Unless they are going to somewhere they cannot be contacted then they can speak to their solicitor to authorise exchange. They can even given blanket authority for exchange for the whole three weeks.

@sammylilac can they do Power of Attorney so their solicitor can sign?
I had PoA for my mother when she bought her house and was on holiday in Spain for 6 weeks.

We’ve reached a stalemate over dates. Our buyer wants one, our seller wants the day after. We don’t care either way and stuck in the middle..

We’ve handed it over to the agents to deal with. They’ve spent longer over the completion date than anything else. It’s like two petulant children on each side!

Our seller won’t budge and neither will our buyer, our opinion holds no weight with either or them so we will sit back and watch the fireworks, literally this week!

I was told my buyers had their mortgage agreed when they didn't and then it was implied that it would be done in two days. It was ten and I didn't give him a good start when he told me as I thought it was already agreed, @Maz234 . I hope it is sorted out for you and all goes well.

Still bloody waiting for the sellers solicitors to get their head out of their arses!
We have been all complete our end for over 2 weeks and we've had complete radio silence from their solicitors ever since.
Doesn't help that their estate agent has been on holiday for a fortnight and the other one in the office just doesn't reply to emails!
They are saying they want to complete by the end of the month but that's looking increasingly doubtful.
