Hi I took the liberty of starting a new thread as I couldn't answer on the last one.

@kirinm I am glad you've decided I pull out. I wanted to suggest it but didn't want to stress you out. I hope the next house you view is the one and it all goes smoothly.

@ingkir I have just read all the search results. My son has helped with a couple of questions, I've left a message for my friend to help with something else and I am waiting for the solicitor to ring me back as they've attached someone else's details to the end of the paperwork 🙄. I'm distinctly unimpressed as of course potentially someone has mine and the whole stream could be wrong. Looking at what the emails say it is likely it is a one off but I needed to tell them. The receptionist was going to put me through to the solicitors secretary until I said why I was ringing. Already over the time of when she said she'd be back.

I still have a few things outstanding but I won't exchange until I have answers so I'll wait it out.

Thanks. I hope so too! Stressful and expensive and just so disheartening. The whole system is so ridiculous - I don't understand how people can be so awful 😢

We were due to move on Tuesday. Our buyers solicitor had left. Another solicitor has taken over - our solicitor got an email at 4pm on Friday saying they weren't ready and needed 'around 8 more weeks' and that he was also leaving and another solicitor would take over from him in the next couple of weeks!

We'd packed everything, paid the removal company, sold furniture, redirected the mail. Everything! Absolutely gutted and annoyed. I'm sure the people we are buying from are going to feel exactly the same when they are told in the morning (their estate agent was closed by the time we could contact them on Friday)

Well go back to the market tomorrow (dreading it as the house is just a mess, boxes everywhere and is now sparsely furnished). We will let the current buyer continue with their finding paperwork and whatever else but they've already messed about for months so we aren't willing to just wait it out any longer.

This is so stressful. Hope everyone else is doing a bit better!

Oh gawd, total nightmare ☹ this is why we are trying to have 3 weeks between exchange and completion, can't bare the thought of packing everything and then watching the sale go tits up 😬

Thanks, it also means our buyer now needs to find a new buyer so bit of a pain but no point if we aren't 100%.
Not sure what we are going to do mortgage wise as ours expires end Dec so that is weighing on my mind a bit. Hate wasting money!

God this sounds awful! So have you not exchanged? Or was it exchange and completion due v close together?

We are considering putting our house back on the market as our buyer’s solicitor is so awful. We expected to complete next week, but 3 months in and he’s still ignoring our solicitor and hasn’t responded to anything for 3 weeks. This was after he took 2 months just to ask 8 questions.

How much grace do we give our buyer? They seem to have no effect on chasing their own solicitor and our agent is running out of patience too.

If you're thinking of doing it anyway I'd contact your solicitor and the EA and say if no progression by x (a week?) Then you are pulling out and going back on the market. Ask them to communicate to the solicitor/buyer and see if it gives them a kick up the arse?

@Champere it's ridiculous and you would think your buyers would be pushing things along!?

Well my buyers are on it, one week into the process and survey done today, the chap said that there was no major concerns and just things that would be expected in any house,
My solicitor has emailed draft contract to my vendor solicitor
My mortgage has been approved

Thinking about starting to pack!!

However been stung today- whose had to get a management pack if they own a freehold house but it has a management company attached- how much was it for you?? £420 later- robbery

Of course we’ve had to put the date back. The original proposed date was next week and they aren’t ready to exchange so how on earth are they expecting to complete next week? What planet are some solicitors on?

There is such a thing as simultaneous exchange & completion so technically it may have been possible. Very stressful though!

Yes that is true, although our lender needs 7 days notice of funds so we’re out of time now even for a simultaneous! Plus we have to get our seller to agree to the date. Our buyer hadn’t even communicated to us they were happy with half term, let alone suggest a date

We've offered on another house. Just at the bottom of the road of the last house, there was a lot more interest in this one as it isn't a leaking wreck with an insane vendor so we may not get it. But I'm also comfortable with what we've offered and any higher would make me feel sick (well, more sick than this process makes me feel anyway).

I have got a removal company company coming to quote tomorrow. She said good when I said I've mostly packed. That surprised me. Any advice as to what to ask etc please?

Oh my goodness @Loobyloo68 wtf!!!! Hasn't even got a mortgage sorted!?! Some people think you just buy a house like a pair of shoes!!! @BirthdayRainbow we used a removal company once when we were ftb moving from a flat to a house and needed help getting stuff down lots of stairs....

Ask about insurance....they smashed my TV🙄

Lots of useless buyers and solicitors I see!

We need to exchange this week, but bottom of the chains solicitor (our buyers buyer) is ignoring emails despite being chased by the EA and the bottom buyer. Will someone just pick up the phone and make them respond ffs!

Do it. Honestly our buyer has messed about so long and then dropped us in it at the last minute.

We waited and waited for our buyer because they were cash. Then because if we relisted it would be back to square one. Then because we'd started to pack. In hindsight we should have just relisted. That's where we are now anyway!!!

I'm getting in touch with 2 other people who both put offers in but had houses to sell. I just feel so sorry for the couple in the house I'm buying. I feel such a twat. . If I loose the one I'm buying so be it, I'm biding my time for now until I spoken to the other people. It's November completion or nothing

Thank you. I'm expecting issues as in they aren't happy as I've packed most of it myself but I'm leaving the TVs and kitchen for them to pack. I'll take responsibility for what I've packed. If there isn't a discount for the fact I've packed or no offer of extra help at the either end, I'll be looking elsewhere. I'm still annoyed that the previous removals used tape to close a gift box which then peeled it all off when I opened it. Just not necessary.

Oh no we sound at the same stage as you- hopefully our buyer is all he's cracked up to be! What a nightmare!
I've just asked for a couple of movers quotes as we've already started packing and will do the rest ourselves.

Met my seller today she was lovely!

survey has been done and he gave me a call he said I'm fine to buy the mansionette but the sealing has failed for one window, I can see from the planning permission for the block the windows got planning permission in 2014.

How would any of you handle this?
