I'm always at a loss when people post sale pics of rooms and gardens that aren't looking their absolute best. It staggers me that people need telling this stuff. It's like advertising clothes that are stained and creased. Yes, of course you can wash them and iron them but its not the best sales technique if you want to get a good price. Your garden needs sorting out. Get rid of the rubbish, weed it and power wash the flags as an absolute minimum.

Skylight in bed 2, hmmm. I have a skylight in one of my bedrooms - it does have a window as well. The number of times I've been woken up from seagulls doing the Riverdance on it is beyond count! And it's the opposite end of my house 😬

I don't know a thing about prices in Twickenham, but it does look sweet and it has a garden, so that's a plus.

I woukd worry that you are selling after only 2.5 years after you bought! It would make me think you may have problem neighbours or the property doesn’t work for you.

This home is gorgeous and in a wonderful area but it is very small and having the bedrooms off the kitchen is not great. As others have said, I think it would best suit a single person. And it's share of freehold with the hassle that involves sorting out repairs to common areas, and possible noise from upstairs. You can get a 2 bed terraced house for less in Twickenham. I'd suggest reducing the price if that is manageable for you.

It will sell, desirable location and has curb appeal. Just be patient

The flat is fine. The price is odd- £550k is a cut off on Rightmove so it won’t be seen by people who may well be able to afford it.

London and London borders are slow markets at the moment, which doesn’t help.

I don't buy this RM cut-off milarkey. I look at the market well above and below my likely target so that I can ensure that the relative value is reasonable. Don't other people do this?

Are people saying advertise it as a one bedroom used to London? City living usually means smaller spaces. I think it is very well presented and a couple of inoffensive wall colours are unlikely to put people off.

My issue is that the conversation hasn't made particularly good use of space. If there was a bigger bedroom to the front, then a smaller bedroom with corridor to allow access to bigger bedroom, you could open up the whole of the back as a living space. It would mean the massive hall can be used as living space and open direct to the garden. So then I got over invested and drew a diagram! It's just that doing that now would cost.

It does seem a little overpriced to what you paid for it although I don’t know the area. Just be patient, it’s a gorgeous property and don’t worry about the comments re 2nd bedroom and layout etc. if you could tidy the garden then I would definitely do so. Gardens very often sell a property. A FTB will probably buy it and they should know there are always compromises especially when you are buying your 1st property.

A £50k increase in 2 years just for the improvements you've listed is too much in London.

Not really, there no point looking way above your budget.

You check 'value' of streets and areas etc... via the sold prices of recent houses not other current listings.

Any decent agent will price in line with RM banding. This is key.

The decor / TV is fine.

Its the bathroom access layout that would put me off but that can’t be changed right now.
Its a bonus having a utility in a flat though so that could outweigh it.

If you want to set up the second room borrow a friend’s camp bed, bedside etc for the day, anything you can borrow to make it look cozy for the photos only, then revert to office.
You need people in the door.

It looks lovely but I do think like others the second bedroom needs to look like a full time bedroom. There also needs to be somewhere established to eat.

Aside from that it's either wait it out of reduce the price. In my experience it's always been the price.

I don’t think the issue is the second bedroom doesn’t look like a bedroom. It’s more that it’s too small to be taken seriously as a bedroom by many people & putting a small bed in that room wouldn’t change that.

I agree with PP that for the sake of £5K you are potentially losing a lot of buyers on Rightmove.
