It’s lovely but it does have a big flaw in my opinion, unfortunately. The second bedroom is tiny & doesn’t have a proper window.

There’s no easy answer re how you could fix that. I would honestly see it as more of a 1 bed with study to be brutally honest.

The fact that the kitchen is essentially a corridor would be the biggest problem for me.
It's nicely done, and well presented, but the layout would only really suit a single person IMO.

It looks nice enough to me.

From what I can tell this place was bought in Mar 22.and the current price has added on 50K into a rising interest rate environment ?

Rates were about 0.5% when it was last purchased and are now at around 5% ?

Did you do any work to justify the price increase ?

Agree with pp, the lack of window means I don't think you can call that a 2 bed? Regardless of the unusual layout (looks like a lot of dead space in the corridor outside the bedrooms?) it's a one bed with study space.

I am also massively put off by the enormous looming TV, which I know anyone can change of course but you have literally 30 secs to grab people scrolling through and it distracts massively from the space. It's all I can look at in those pics...

I think it's lovely, but I agree the size of the 2nd bedroom is off putting to some.
It's ideal for a couple who want a study/occasional spare room or possibly a couple with one child.

I don't live in London so no idea so no idea if the price is fair.

A real plus of your location is that it practically guarantees admission to Waldegrave school, so it would probably help if you could present the second bedroom as one that a teenage girl would use.

Get rid of that awful big conifer out the front of that's in your front garden. It's a real eyesore and too close to the house.

It's a pretty home, bright and thankfully no dark walls.

The big tv is horrid. Your eye is distracted by it.

I think the ad is fine and it all looks nice as it can.
The problems are the layout and the price together

The layout is poor which is very typical for London boom time conversions. It is a bit weird resulting in odd flow (having to trawl round through the kitchen and the utility to get to the bathroom) and a bedroom with no real window. Like I said is very common in London conversions and it is no where near the worst of this type of thing.

These types of flats with weird layouts are usually of the most interest to single people and first time buyers.

This in turn means a price point that is attractive enough or manageable for a first time buyer and a single person looking in London.

If you can wait it out, eventually you'll sell it as you'll find someone who likes it enough and can afford it. If you want a quicker sale, I'd lower the price.

Drop the price to 550k. Rightmove search price brackets are 550 and 600k, so the extra 5k means you're missing being seen by all the buyers who are only searching up to 550k.

It's a beautiful flat, I disagree with a lot of the comments.

Personally I think you need to show bedroom 2 as a bedroom, the floor plan suggests you would struggle to get a bed, wardrobe etc in there. I would maybe look at ways to show it off better as a bedroom.

Some people are convinced that changing a places curtains will make all the difference.

I think it looks quite a nice place in a nice area.

The things I would be concerned about would be stuff like proximity to the school and how much traffic goes past the front and I can imagine parking there could be a bit like a game of musical chairs.

If the garden is owned entirely by the flat then maybe a large home office would be a possibility.

The issue today is that it's possible to see the photos of the flat when you bought it in 2022. I like the painted wall in the Living Room but the pictures suggest that perhaps the garden has not been as well maintained.

Here's how houseprices.io lists it. You may be asked to justify your asking price. Has the lease been extended or anything else?

No of course not, if the rest appeals. But they already need to win people over re the quirky layout and that first interior pic screams of a lack of storage and an alcove too narrow to fit a TV, which would massively put me off as I was browsing listings.

A TV doesn’t need to go in the alcove though? It can stay in the same position but the buyer could buy a smaller TV if they wanted.

It's lovely and I'd suggest the following:

  • Get rid of the big TV. It makes the room look smaller than it is.
  • The living room looks very sparse. A very few select plants/pictures and a rug (there might be one and I missed it).
  • Put in a proper dining area with a dining table that search at least 4 people. It looks like there's nowhere to relax and enjoy a meal or host.
  • Dress the small room as a proper single bedroom - perhaps with a trundle underneath so people can imagine having guests staying over.
  • Create a purpose for the dead space with the chairs/bench. Perhaps turn it into a cloakroom area or an office area with a pull out desk.
  • Create a welcoming patio area outside to make the place look like a good place to relax and entertain. It will maximise the perception of usable space.
  • I really like the green in the living room but it might not appeal to everyone. Maybe try a more neutral colour?

I think some art on the green walls would help. Also, for Pete's sake, straighten the sheets before taking picture of the bed. I will never understand why people take pictures of beds with wrinkly sheets. It looks so messy and it's completely unecessary.

Furthermore, I also think that some of the angles don't flatter the rooms and the floorplan seems to be missing some windows which are shone in the pictures.

Apart from that, it's a lovely house.

@Ham94 why do i see only one bedroom and two lounges??? get a single bed in one of those lounges!
