LL installed new kitchen

We experienced significant disruption despite the promise of no 'lack of function':

  • 3 days no oven, 3 days no hob
  • 6 days no dishwasher, 6 days no washing machine
  • 9 days no sink, 9 days of high noise
  • 14 days of reduced living space due to storage
  • This has led to health risks, unlivable conditions, and a breach of the Homes (Fitness for Human Habitation) Act 2018, with issues like damp, drainage problems, and difficulty maintaining sanitation.

That sounds quite good to me, we had about three weeks out of kitchen when we got ours. Which we were paying for. What are you thinking you require?

I should add we are 3 women sharing the place. It's a 3 bed, 1 bath, 1 living room. During the rennovations which took 2 weeks like the LL said, the new kitchen (preloved) cabinets were stacked in our living room making it unpleasant

It's in North London. The rent is £2,900 per month.

LL put in new washing machine, dish washer, preloved cabinets, new worktops, new tiled splashback

@Lovelysummerdays we tried the LL said no as there would be no loss of function.
@Makelikeatreeandleaf We've been living with dust and noise for 2 weeks, we couldn't work from home anymore.
@TakeMe2Insanity The cabinets weren't even brand new that's why it was quick, LL bought 'pre-loved'

Getting a new kitchen fitted was always going to be noisy, disruptive and at points without use of hob/oven. Sounds like a reasonable turn around time to me 🤷‍♀️ did you not raise your concerns before the work started if it was going to be that big of an issue for you? None of what you’ve listed is unexpected for a kitchen refit.

@BeMintBee Yes we did ask for a discount before it started and LL said no as nothing will be 'out of action'. However things were out of action so she broke her 'contract'

Surely the contract allows the landlord to carry out work like this? Are you skint and just want a hundred odd quid, your share?

@Theonewhogotaway No just pissed off we've been living in a building site for 2 weeks with loads of disruption and loss of what we're paying for (half the living room) and no massive benefit other than a new washing machine, the old kitchen was kind of fine but there was a leak so she had to rip it all out.

Sorry if I'm missing something but what did you want the LL to do? Did you ask them to provide a mini oven/air fryer for you to use? Or a plug in hob thing to get you by?
Surely you could have used the bathroom sink to wash kitchen items and if you needed to take items to a laundrette- give the receipt to the LL?
We spent 2 yrs living in a caravan whilst we renovated- no dishwasher, no washing machine and variable electric/water whilst it needed to be turned off. Most people cope!

LL offered to help with the cost of a takeaway on the first night impacted or an air fryer, however, the effect on our wellbeing (both physical and mental) as well as the economic knock-on affects surpass this and we want our went reduced by £500.

think yourself lucky the ll had a ' new ' kitchen fitted. there are plenty of MN'ers that would love a ' new ' free kitchen in their rented homes and prob even in their bought homes.

@BeMintBee So we could ask for a bigger reduction when the work is all finished as we're completely frazzled by having a builder there every day plus trying to WFH plus having to wash up in the bathroom sink and dealing with dust and noise

Your landlord will have no problem finding new tenants if they want to turf you out. Good relations work both ways. In the greater scheme of things, what's happened is really not a big deal.

Um I don't think anyone's saying asking for £500 off op 😄fwiw I'm a renter and I totally think you should suck it up and enjoy your new kitchen!
